I just found out that there is another REO down the street from the "Quad House" I just completed, listed for $6k less than what I paid, which would make the perfect flip. Only problem is, I've got 100% of my money tied up in the Quad house until it sells, because I had to pay cash for this one. Here are the #'s if anybody wants to joint venture with me:
Purchase price: $73k (May be able to get it for less)
Repairs needed: $15k (Conservatively)
Full market sale price: $119.9k
Profit before commissions & holding costs: $31.9k
Proposed split: 50/50
What I bring to the table: I can manage the flip, use my construction crew, and take care of all the details... We should be able to have this turned and on the market in 3 weeks.
What you need to bring: Money... $73k to buy the place + $15k in rehab costs..
