There's the old saying out there, "Sometimes you win and sometimes you learn". Since there is not enough time for each of us to "learn" each lesson we need to, (the hard way at least) I was thinking that it would be beneficial for us to post the lessons that we've learned so far.

What lessons have you learned (big or small) in commercial investing that you feel other investors could benefit from?

Proceed with more caution. Try to evaluate more on what kind of business the tenant is doing in it (and if it's profitable - so that they will work out for you), look at the lease that is in place carefully. Consider outside influences, like if it's properly zoned.
