I am considering whether to buy a clay quarry in Italy (Assisi, Umbria). I want to help each other improve their life and create a Fastlane business. I love and use clay which has many earthly and etheric properties. I already know people who are involved in this business and have a lot of room for improvement in the world. The quarry is up for auction and therefore a good deal even lower the price.

In your opinion, what parameters should I consider to evaluate the deal?
what do you think about it?
are you interested in participating and growing this business?

Grazie mille, caro Amico!!!

It says the clay mine is disused. Does this mean if you purchased the land you would not be able to harvest the clay? Look into the permit process for mining / harvesting the clay for that area.

Typically the permit process for a mining site varies based on the scale of operations, but also environmental impact. The lower impact the easier it is. I have no insights into this process for Italy specifically.

If the clay is used for building material, transport costs to the building site will be a big factor.

Plus capital costs of equipment for harvesting.

If the clay is used for cosmetic purposes (bentonite clay face masks for example) then it would be a much smaller scale operation and easier logistically.

I want to define a procedure:

1) evaluate the volume of the field
2) take into account the logistical difficulties of accessing and handling materials from the quarry
3) take into account the regional price list that establishes the price per cubic meter of the material (clay in this case).
4) on the basis of point 3 establish a percentage
5) for the drafting of the contract it is better to be assisted by a lawyer, depending on the fact that the land is state property, is private, is granted on loan, is rented, free of charge, etc.
5) Each region has ruled on the matter and in the relative regional law there is certainly specified what the contents of such a contract are.

do you have anything else to consider?
thanks
