There is a special option that is available to all VA loan holders; this option has been around for years and years, but for whatever reason most banks/lenders are unfamiliar with it. The "special option" is called a one-time interest rate reduction and means that if you are looking ONLY to reduce the interest rate on your loan to the going rate (and not take cash out) you can, and you can do it for only .5 points. The process is painless; there are no income docs, no title insurance, no additional escrowed funds, no appraisal and cash at closing is minimal if any. Often times they roll the .5 pts in with the loan.

This is different than a straight refi; you must ask for this by name--and even then a lot of lenders won't know what you are talking about. Keep asking until you find one who does!
