Not sure what happened to this progress thread I create awhile back but I'm still actively working on this project.

For those that feel stuck or discouraged, I've been working this project for over 2 years now with zero revenue so far. Why? Because it will eventually be taken public as an IPO and make me hundreds of millions of dollars.

That's the secret by the way, how long can you last before you give up.

Anyway, this is a progress thread about a real estate start up of mine. So far we have the following:

1. Full board of directors
2. Officers
3. Shareholders agreement
4. Thin pipeline of potential investors
5. Two full time employees
6. Endless supply for leads from a secret land of amazing Leadsville
7. Strong cash flow from my other venture
8. Market research and material for potential investors

I should have first property and first money by the beginning of 2018.

NO I DONT WANT YOUR MONEY ITS SEC EXEMPT, ACCREDITED INVESTORS ONLY

My goal? Ring the opening bell at NYSE. What's yours?

I am not familiar with the contents of your original thread.
However, can you explain why these 8 things have taken 2 years to achieve, and still with a future-dated earnest kick off?

I'm only curious, as most of them are things that can be done in 1 - 3 months.

Well theoretically a movie script can be written in a weekend, yet we hear of movies taking upwards of five years before they even get to filming.

Building a business is not the same as putting a puzzle together.

Actually, it is exactly the same as putting together a puzzle.

I'm sure the OP has a good/insightful reason why those took 2 years, and that's what I'm curious to know.

My main business takes up 80-90 percent of my time. Will do 5-8m next year. It's a small industry though where as apartments are a trillion dollars business in the US.

At this point I could but i would probably go with the new GT3 with touring package, low key but fast as hell

I respect that. I don't know much about REITs but it does look like something I'll be investing in the future after further research. The ROI can be significant with the right mix of properties.

Our minimum buy in is $250k. The fund is closed for 5 years and we offer a guaranteed rate of return plus a kicker for early investors. Just to state it again, I am NOT now or ever in the future looking to solicit anyone on this forum; sorry to anyone that might be interested in investing.

Just wanted to know, don't worry i'm too young for that.
But it's interesting for the future, if i can get some money in RE, i would definitly do that.

For the moment, i'm at the beginning.

This has taken him 2 years, BECAUSE only 10 - 20% of his time is devoted to it, and the bulk of time devoted to his main business.
So, obviously if 100% of his time was dedicated to it, it would've gotten to this point much sooner.
Justifiably so, since his main business is doing well.

That's all I was curious about. I am not sure why you feel the need to start a petty debate over it.

Who knows? One could spend "100%" of their time working and make little progress, some people can do way more in half of that.

I agree this debate is pointless, I'm gonna put my attention to more important things like finding out the real reason why Harambe was shot

Actually you are incorrect in your assumption for two reasons:

1. I have very strong levels of trust with my board and officers because it has been built over time.
2. You cant eat screws for breakfast. Zero cash flow for ANY period of time will wipe most people out no matter how strong you think you are. This project has an extended period of time with zero cash flow no matter how you cut it. How can i drive, fly or pay my phone bill to make pitches with zero cash flow for 6 months? Again, you can't eat screws for breakfast.

Ps. You didn't ask how much cash i already have in the project. All of the things i listed could have been put together quick but not for free. I am probably around the $50,000 mark so far and will most likely be in the $100,000 mark before i see a penny of investor funds.

Still moving forward with this venture, here is where i am at:

1. Building a massive pipeline of deal flow. Right now I am sent around 50-100 properties per week to analyze.
2. I have perfected our due diligence process and ROI/IRR analysis. Within 10 minutes I can say yes or no to any property that meets our criteria.
3. Sending out LOIs on a daily basis.

Right now rates are going up and property owners/brokers are stuck in there thinking that rates are still falling/staying low. Therefore, most owners/brokers are asking too much and haven't had to deal with a rising rate environment in a very long time.

Basically a waiting game to start deploying capital..
