So as some of you may know we recently put in a bid on a house.
before bidding we noticed some issues. without having a full inspection I made assumptions on how much damage was there and figured we would hash it out during the due diligence if something major was uncovered that was significantly different from what we were expecting. we are getting 10 days dd and full inspection after signed contract
so the house is a block home. it has an addition on the back which is basically one large room this is made of idk wood? it has some kind of grooved wood that is painted on the outside. it is quite apparent from the outside that there is water damage to the corner most piece by the door. (at least at the bottom corner) maybe more idk...
there was also a leak in the roof that was apparently pretty bad that they said was repaired and the roof was replaced around 3 yrs ago. and the damage to the roof had been repaired. there are/were leaks around a wood burning stove in the roof I am also assuming have been repaired. they never repaired the ceiling after the roof was done...
the outside of the house where the water dmg is there is no gutter, it is also on a slab if that matters. (all of the gutters that are there suck and are all bent up.. in fact most of the wood I guess soffits are not in great shape but may just need paint and spot repairs from what I can tell from the ground)
basically the house is 64 yrs old and has been neglected for quite some time...the ac and upgrades appear to be hacked into it... (ac in a closet with a pvc pipe hacked thru another closet and out the front of the house... seriously?) it has a beautiful property... a grandfathered spring well and I think a lot of potential... I am concerned about the electrical it may need an upgrade... *idk it may not.
we want to gut the entire addition and add a master suite with a full bath and re do everything existing in the house kitchen bath a few windows that weren't upgraded previously maybe more... (redoing the doors and I want to try to reuse/redo the cabinets in the kitchen) mainly the complaint I am hearing is lack of space (the 4th bedroom and 2nd bath will help I hope) as well as redoing all the closets... moving the hot water heater and ac up in the attic or into the utility space outside... I am also rehoming the laundry...
what scares me is what is behind that rotted wall and why is it there? what is the worst case scenario for something like this? there is paneling on the inside and I want to carefully take a piece down and put it back u in the home inspection... am I allowed to do that? is it from the top or the bottom?
also my husband doesn't believe me that adding a master bath and bedroom will increase the value of the property...
anyone care to share any thoughts?
edit to add I forgot to add theres a fireplace between one of the bedroom/den and old living room that is enclosed by a closet on the bedroom side and its open to the living room but its closed off and not working but still through the roof.. we would like to fix that too...
