value of website-how to determine?

I just wanted to know how the value of a website is determined especially when some websites do not earn money from selling anything. I am not talking about big social networkign sites or anything.

For example, look at www.villagecinemas.com.au it is worth $400000. The site does not sell anything. Surely, advertising cannot make you earn that much.

If a site is worth $400000 but does not sell anything, does the owner of the site earn anything? Its a bit confusing

Anyone know??

Different "website value calculator" websites base their "value" on keywords and site hits and maybe even whether it is a .com, .net, or whatever. Every one of these sites will yield you a different value.

At the end of the day, it is only worth whatever someone is actually willing to pay for it based on their interest and desire to own it. And, most likely, the price you actually get for it will be whittled down in negotiations...
