Utilizing for sale and previously sold businesses to see in demand markets -- is this a good idea?

One thing that I've been doing recently is looking at for sale businesses or recently sold businesses across the country that have sold for 6, 7, and 8 figure amounts, then doing some research to see how well they would fit in my local area (these are mostly service/local based businesses, not e-commerce or companies that heavily rely on online revenue). I figure if there's companies that have a high 6 figure or 7 figure exit, it could be worth researching to see if that business concept would work locally and is a service that I could improve upon and provide. Is this a good idea, or am I just wasting my time?
