My Joint Venture With a Major Real Estate Guru

I am working on a ghost-writing deal with a major real estate guru. The guru has an existing audience that has bought the guru's products. The audience numbers in the thousands. The products cost $1000+.

My plan is this:

1) Ghost-write a new book for the guru and sell the book to the guru's existing audience, as well as strike up JVs with other gurus and sell to their audiences.

2) Start a newsletter or membership site with a subscription model. Either way, members would have access to frequently updated content, for a nominal membership fee ($20 - $50 per month.)

I am looking for input and possibly people to work with me on this. I am looking for a joint venture with someone who has a proven track record of making things like this (or similar) successful.
