How do I Wholesale

I'm pretty familiar with how the process of wholesaling works and even know some people who are very successful with it. That being said the two things stopping me are struggling to find a reliable way to track down prospects contact info and how the contract works. Can anybody help me? The people I know that wholesale guard that info with their life.

so I'm guessing what you mean by "prospects contact info" is the homeowners number your targeting? if that's what your aiming for then there are a ton of services out there that tell you their name, phone number, equity, email, ETC for example deal machine, prop stream, and batch leads. if you want a free one then "true people search" is the best option.
For the contract, there are 2 contracts in total. The purchase and sale agreement and the assignment contract.
the purchase and sale agreement is what you send to the seller they sign it and you sign it then send it to the title company. Make sure you put due diligence time and money down so you have time to find an end buyer and for you to back out of the contract. After that, you find an end buyer and you send them the assignment contract (remember this is where you make your money make sure to add your cut to this) then they sign it and you send it to the title agency as well. then you're done.

there are a lot more nuances that go with wholesaling but that's the gist of it.
