But since there have been so may changes to the economy, real estate and taxes since 2009 wanted to hear current answers.
Anyone with experience in this area?
My goal would be to stay "parked" out of stocks (side thoughts on that?)...

Well... I am familiar with self directed IRAs where the stock can be moved into it early and free to outpace typically allowed payments to said IRA...
For real estate it just defers taxes in a more complex and locked down way than the 1031 exchange method. For what? Just the monthly cashflows? Do you want to wait until government decided retirement age to access your money?
Can you count on taxes not going up to higher rate when you do finally cash in compared to now?
I know, I commit the capital sin of the slow lane bullshit. I have no retirement account. Just cash money and investments. I can buy, sell, move or access at will. Shutting everything down and selling everything to live on savings until I die never appealed to me.
