    IMHO Investing for cash flow is more prudent. To me, it takes the guess work out of valuing what a property is worth. I would only buy a property that can safely provide positive cash flow. If that is not possible in your area, find a good property manager to work with in an area where it does work.

    Sounds like a good thing to me. You can leave at anytime, just don't go out and create a bunch of liability for yourself now that you have a steady income. Keep your living expenses lean so you have freedom.

    I wish I would have read TMF when I was 20! If it is just you, you can get started without having a separate biz bank account. You can always cross that bridge later. A biz bank account is a must if you are working with partners. Good luck!
