Well....Closed on my latest flip back in April. Just now have it done for re-sale. Had other items come into play which delayed me in getting this home done. Paid $58,000 with collecting the selling commisssion + $1,000 bonus that bank offered.... now have about $10K rehab costs = $68,000 total out of pocket. NO mortgage costs as I always pay CASH for these priced homes. Am back on market ...priced at $99,500...yeah always price it under $100,000 to GRAB that market. We'll see how it goes.
