So. . . now . . .

some internet marketing for motel
some videos for future promotions
start knitting a sweater (my first one!!)
revise one chapter of self storage book

2 more weeks to get it done . . . can I do it?

Of course you can!

I did my taxes, got my apps in for the grad program that starts March 2nd, and have lost 6lbs so far this month.

Robert picked up a new teaching gig on top of his regular one and so we are out of the fire for now.
His immediate goal is to pick up another one.

18 months I can start teaching on the university level from home like he does....that is my next big goal, get through the program, so I can teach from home.

Goal the next two weeks:
Spend only an additional $20 dollars out of pocket for Groceries for the month and see if I can top $155 in food for that price.
So far I have spent $19.12 for $153.55 worth of groceries so it is doable.
Takes lots of pics of what I get and blog at least 3 times a week about it.(That is the hard part for me,)
Lose at least 8 more pounds...I'm on a very strict low calorie/low carb plan so that should be doable too.

Well. I have been awfully quiet for the past few months. Now I am back in the business.

There were a lot of good and bad things happened to me in the past few months, but nothing can really be the excuses to stop me doing what I was planning to do.

What have been done in the past few months
1. Finish major core programming for the site. Integrated with Google Map.
2. Finalized the domain and registered
3. Got new logo from 99Designes
4. Setup new Twitter account for internet marketing purposes
5. Setup new web hosting for the site

Here are the goals for the rest of February.
1. Get business card printed with the new logo
2. Lunch beta test site
3. Get 10+ business to sign up beta account and train them to use the system
4. Ask friends to provide feedbacks
5. Submit sitemap to major search engine for indexing

Here are the goals for the rest of February.

For March:
  1. Finish payment module with either PayPal or Amazon FPS
  2. Create landing page for agents
  3. Continue beta test and get 50+ business to signups free account
  4. Create first draft of local newspaper ad.
  5. Clean up spelling and grammar
  6. Modify the code to allow broader search result.

Still trying to get the house under contract, it takes awhile in this market. But I have a meeting tomarrow and we are only a very little bit apart on the terms. Hopefully after tomarrows meeting I can get the attorney to draft the final version for signing and get a check for escrow.


Contract signed!:banana: Now I'm starting to pull permits, the closing date is july 1st, and were starting construction in early April. I'm hoping to close much sooner. Now I have to find another lot so I can do a double close and roll the money right into something else.

I'm going to start building on the other house in May, since this one is sold.

February Goals

-Start and finish B&P presentation Check

-2nd closing on final property and come up with the extra 8k needed for down payment Still delayed, slightly frustrated

-stick with my planner. First time I've had a formal planner other then my handy notebook. made it three weeks, try again this month

-Get my blog idea off the ground. nope, backed off for now

-put together plan for fixing and flipping one property. Mostly where to come up with the money.I have the beginnings of a plan

-Teach Wendell to stay and lie down. Lie down, stay is tough

Most Important: Learn from and enjoy the B&P.Hell yes

For April, my goals are:

- Figure out banner mgmt and get something implemented
- Sell a min of 10 ads to local businesses
- Research and implement syndication--at a minimum thru Twitter
- Get a minimum of 200 additional listings
- Refine landing page for owners
- Get checking acct set up
- Get business cards reprinted (long story...Staples:12, Dana:0)
- Get vacation homes rented
- Lose 5 pounds
- Set up email/marketing campaign for owners and contact minimum of 200
- Refi all homes
- Research and implement 3 traffic-driving strategies that target guests.

For April

I dont know if too feel ashamed or proud of my crazy ideas changing like the weather. But I bought a heat press, dye sublimation set and I'm now doing custom t-shirt, rhinestone designs and screen transfers, bookmarks, dog tags. I also have a line that I'm trying to launch for summer 2009. I'm working on my logo(its a tantric concept),, Resale#, Tax ID#. For april I plan to order foil transfers and plastisol transfer to test out the line on dark clothing/jeans. Thats all for now, I need to work on copyright pro for Rude Vibez. Its a sorta hippy gen y skull type, party animals clothing line. Thats all folk. TTYL

I'll be starting construction on the first house next week. Everything is in order and the permit should be coming through this week.

I'm getting itchy, I spoted another possible building lot on my way home from work today. Very itchy I think I might try to get something under contract soon that I can close in July when we sell this house. That way I can roll the profits from this one right into a new lot, wash and repeat as they say.

House two I'm trying to sell before we build it, either way were planning on starting that one in June.

I have no goals for how many houses I want to do this year. Just as many as I can sell, within the constrants of my currant capital. But right now the capital isn't holding me back, the slow market is. I'll do at least 2 but I'm shooting for 4.

I'll probably take $5k out of the first deal to put towards buying a new truck, I really like the 2009 F150's. Thats the only money I plan on taking out of the business this year.

-Checklists for accomplishing anything with a rental so I am less scatterbrained. (Evictions, move-ins, inspections etc etc)
-Look for pm for my property across town (1 hr drive 1 way during light traffic)
-Teach Wendell to stay
-Finalize business plan
-Refi on house and start obtaining credit lines
-begin prep work for selling my own house

  • Run according to schedule - haven't met the schedule exactly; however, did achieve a personal best in a recent 5k on the beach, which means I am getting a little faster!
