    "Only $19.95!" Ads

You know the ones on TV where they have a product for 'only $19.95' and usually have a "free" gift 'if you order now' (that organizer with a free lil' reminder comes to mind). Anyone have experience in getting an idea from concept, through working product, and on to these commercials? I have...

    IRS Sends WRONG Forms

I've never heard of "Form 5965, Residential Energy Credits" nor do I see it on the IRS' form download site. Is this new? What is it used for, specifically? Edit: Ah, okay. It looks like it's 5695 (not 5965). Gotta check into this one.

    Future Trumps?

I went to a local bookstore the other day to buy my wife a book she mentioned she wanted earlier this year (I'm keeping my fingers crossed she still would like it). When I got to the front door, a young boy (~10-12yrs old) held the door open for me, which I thought was odd. I told him "Thanks"...

    Opportunity

Heard this from a manager at a department meeting today and it hit home ... Manager: How many people here are interested in watching basketball? (only two hands go up) Manager: How many people hear are interested in seeing the Milwaukee Bucks play the Houston Rockets tomorrow night? (no...

Find out rents in an area

    REAL ESTATE
That's an awesome tool. I did a quick check of some of my properties, and the only qualm I have is that the search radius is a little wide. It showed one of my properties being about $150 less per month than average, but when I checked properties in the same subdivision and a subdivision right...

Why I Never Work With a Real Estate Agent

I just wanted to mention that the agents themselves don't get 3% (if using the 6% commission standard). With the 3%, they usually give 50% of it to their broker. They must then pay MLS fees, insurance fees, desk fees, etc., with it. Don't get me wrong, I don't use them unless I have to...

How about a beginners RE thread?

    REAL ESTATE
In addition to the other responses ... Read Gary Keller's The Millionaire Real Estate Investor. Others may disagree, but I think it's a must for every aspiring REI or professional alike. It doesn't teach you REI niches, but gives you the foundation for ALL of them.

    Tax Lien or preforclosure

    REAL ESTATE TAXES | REGS
It's short for subject-to financing. It's where you become the owner of the property (i.e., the deed is in your name), but the existing financing is still in the previous owner's name(s). There's a lot to it, but essentially you find a homeowner that is willing to deed your their property...

    Tax Lien or preforclosure

    REAL ESTATE TAXES | REGS
In one word "Yes" it is possible with both. But like anything in real estate, it takes knowledge, due diligence, and hard work. Tax Liens I recommend reading Profit by Investing in Real Estate Tax Liens by Larry Loftis. It gives a good overview of what tax liens are, how you can buy them at...

Story on how to get your spouse in same mindset of getting rich?

Re: Story on how to get your spouse in same mindset of getting ri Exactly! Words are words, but the results of our actions (in this case money) speak volumes. For someone not willing to listen to words, they'll definitely "listen" when you show them with your actions. Of course, this...

    First Time Homebuyer help...

    REAL ESTATE
There was an article in the Austin paper a month or so ago about two women who do exactly the same thing. They buy a cheap house (usually a pre-foreclosure), fix it up, stay in it for two years (to get the $250,000/person exclusion), and sell it for a profit. Then they move on to the next...

    Boom towns...

    REAL ESTATE
Agreed. Although, they built (and are still building) toll roads around Austin to alleviate a lot of the congestion on the arterial byways. I've taken the toll roads many times, and it is a welcome (albeit, costly) relief. Austin is a "small" city, but the Austin metroplex expands well beyond...
