When I decided to move offshore, I sold my personal residence and my lake house ( boat included) and most of my rental properties. I got rid of the list expensive houses because they don't attract the best tenants. Less management and less maintenance.
My rental properties in the median price range or above all pay on time and stay a long time. Those were my keepers. That's the kind of tenant you want... not someone mooching off everyone else.
There ARE plenty of ways to make a lot of cash fast with real estate, but owning rental properties is not one of them.
