Looking to buy 3 family home that is foreclosed, need some advice

    REAL ESTATE
Check out this post for some answers to your questions. Specifically, I laid out the recipe for how I've purchased numerous bank-owned homes - often when I wasn't the highest bidder. Best of luck.

Your number 1 best stock pick right now?

Yes, I have made decent money lately in SDS - 2X leveraged short of the S&P500.

American Greed: How Do You Feel?

For me, that show simply reinforces the notion that nobody is going to mind my money like I would. I have always been skeptical of brokers and money managers because they nearly always have their best interests at heart...not yours. You know why they call them brokers, right? Because they're...

Your number 1 best stock pick right now?

    HOT! INVESTING
I'll thow my hat in the ring as well. I've been moving in and out of FAZ a bit lately and making good money, originally buying around $41. This is a bearish ETF which tracks three times the inverse of the financials (basically XLF) which is composed primarily of JP Morgan, BofA, Wells Fargo...

Looking to get into real estate. What to do?

    REAL ESTATE
Yes, that is what I am saying. In my area and from my experience, multiple cheap properties will provide better cash flow than one more expensive one. Whether you pay all cash or leverage via financing will certainly affect your ROI and is more of an individual decision that must be made.

Looking to get into real estate. What to do?

    REAL ESTATE
Z5 - As Runum says there are too many unanswered variables to give you a black and white answer on which investment is "best." Personally, I like the "5 cheap houses" option much better than "one expensive house." There are definite advantages to owning a portfolio of rental property...

    Creating an App

    WEB/DIGITAL
Anyone have experience creating applications for mobile devices? I know there are WYSIWYG programs out there and am curious if anyone has used them, but I'm leaning more toward working with a developer on this project. Generally I let myself get too far down in the technical weeds on...

    Income tax for the self-employed?

    TAXES | REGS
In the US: You will most likely get a "1099" after the first of each year from the contractor you are working for which will detail how much you were paid during the prior year. A copy will also be sent to the IRS to keep you honest. You will then report this 1099 income along with 1099...

in a rental...what do most view as better..15yr mortgage or 30 yr

    REAL ESTATE
Are you *SURE* about your expectations on net income for this deal? Netting $700/mo on a SFH with a 15 year mortgage sounds like a stretch to me. What's your expected purchase price, down payment, and gross rent? Just want to make sure you fully understand the numbers before jumping into your...

    B&P 2011 Impressions?

You need to learn how to party. You need to learn how to party. Bill and I were giving partying lessons the whole weekend. We will most likely be doing so at B&P 2012, so you better come prepared to learn! All in good fun...was great meeting you. Bring the tie back next year and I'm...

Great Graphs: Transfer of Wealth in US

    HOT!
Good eye. This is because the money/value is transferring from the uneducated, unmotivated, heard-following masses to the handful of opportunity-seeking, action-takers. Have you ever seen charts of mutual fund money flows? Invariably money flows (by the billions) into funds at market tops...

in a rental...what do most view as better..15yr mortgage or 30 yr

    REAL ESTATE
I'm assuming this is a multi-family or commercial property of some sort (since you're projecting $900/mo net cashflow)? Have you talked to any bankers about financing yet? It's fairly likely that 30 year amortization isn't even in the question for this deal. I've found that commercial loans...

    Boarding house investment experience?

    REAL ESTATE
Have you been inside to check the place out? It doesn't sound like each unit has it's own bathroom and kitchen, so doubtful that you could turn it into individual 1 br apartments. I've got a buddy here in Houston that bought something eerily similar one time...turned out to be a house of ill...

Great Graphs: Transfer of Wealth in US

    HOT!
The people who bitch and complain about those charts always have the "it's not my fault" mentality. They don't take responsibility for their current situation whether its financially or otherwise...always hating on the rich, the successful, the popular, etc. That state of mind keeps them poor...
