STOP Paying Rent: Live For Free

    GOLD! REAL ESTATE
The example in the first post used simple numbers to illustrate basic valuation. If I were more specific (like using current actuals from my first 3-flat deal) the numbers would be: $1,000 - Garden Unit rent $550 - My Unit (market is $1,000 but I only receive $550 because I have a roommate and...

Anyone with experience with drop shipping?

Dropshipping is still alive and well. Start with 50 products. Learn them in and out. Write good, organic, content (two to three paragraphs per each item). Don't be spammy. Learn a little SEO (proper ALT tags, file naming ex. "niche--product-01.jpg", quality backlinks...etc. etc.). Have a CLEAN...

Agreed. Even if we pretend the numbers/article WERE real, please don't let me find out that any of my fellow Fastlane brothers are purchasing $400k condos with 20% down. Could have bought multi-unit with 3.5% down and crushed it. Also, when you buy a condo as a rental property you're stuck with...

Goal I set on the first post in this thread, accomplished! $26,409 in sales for 2014. Exceeded the $25k target I set back in October by $1,400. Feels good since I only launched the site in May and it has been a side focus. Momentum has been exponential the last two months. And already got my...

Help! I've lost my mojo and can't seem to get it back!

    EXECUTION
You're 18. Increase your failure rate. You think you have seen it all...you have seen nothing. Start dedicating 100% of yourself to a project before you say, "It's a failure". I guarantee you that 4 months wasn't enough time to give EVEN ONE of those a real fair try / evaluation. Good luck!

Well, had a milestone today. I had planned to hit this goal by December 1st, 2014...but it has come sooner. 11/14/2014: Hit the first page of organic results on Google for my niche (link number 7)!! Passed the largest site in my niche (old 1997 styled site) who I originally set out to destroy...

Yea, somebody had to calculate that shit

    OFF-TOPIC
YES. Also, E.S. Posthumus (believe their song Nara was used in Avatar). Jesper Kyd (Hitman, Assassins Creed, etc.). And many others! All the 1 hour epic music mixes on youtube are great as well. Picks up at 1:20

Totally agree with you here @MJ DeMarco, I was the same way and I think it has to do with being right brained. I have always been a dreamer, fascinated by science (chemistry, physics), music (all types, including scores i.e. Hans Zimmer), history...but you throw high-level math in there and it...

Yea, somebody had to calculate that shit

    OFF-TOPIC
Truly unbelievable and grandiose in scale and execution. I have literally been talking / thinking about this all day. Fascinating. Stars, Galaxies & the Universe was my favorite class in c.o.l.l.e.g.e (as well as physics). The truth can be more fascinating than the imagination sometimes. This...

    19 and determined.

Are you sitting around letting your anger with your partner fester inside you, or does he know how you feel? Tell him he isn't pulling his weight (to his face). He will get defensive. Ask him to prove his contributions thus far that have lead to measurable results. When he can't, offer to buy...

Thank you @Kak. I took a break from the forum awhile ago when event-driven posts like this were at an all time high. Always great when FL veterans lay down the law. You didn't miss a beat. Love this place.

Looking to buy first multi-family home

    REAL ESTATE
Why are you assuming this? Who will be managing? What operating expense ratio are you assuming in your valuations when you are doing them? Do you have experience in this field? If you have a low net worth (especially if you have low liquidity) and no property experience, you will have a very...

Yes @smithsta, I chose to start by dropshipping to keep the initial equity contribution in the business low (no inventory). The shipping costs for my products ends up being the same whether I ship them or my dropshippers ship them. So I let my suppliers carry the inventory and deal with shipping...

Good work on picking up the phone and taking initiative. Every niche supply chain is different; if you are wise you will try to choose a niche that utilizes lots of distributors (they tend to drop-ship more than manufacturers themselves). 3-4 good suppliers is all you need to run a successful...

@Eddie Morra what method are you using to contact them (calling, emailing, etc.)? I made a list of the top 15 brands I liked in my industry and began contacting manufacturers (who directed me to distributors, if they used them). Called 9 total suppliers and 8 of them said yes. The one supplier...

$300 a month Adwords spend and a bit of old school SEO. All my Adwords quality scores are 10s and my average CPC is about $0.58, which is great. Really slacked on the SEO the last two months, but made a blog post two days ago and one new back-link.....did $800 in sales in last two days and...

Extremely clean website in a world (niche) full of cluttered sites that look like they are from 1999. ATTENTION TO DETAIL in customer service.
