    Cash Flow vs Value Appreciation

Absolutely, thank you mate. Gives me a lot of confidence I'm on the right track. Thank you!

    Cash Flow vs Value Appreciation

Yes, you're absolutely right on closer inspection. When looking deeper into it and factoring in those added expenses it's not worth it. Rather, the way to go seems to at least aim for cash flow neutral or very slightly positive so that you at least are holding an investment that is paying...

    Cash Flow vs Value Appreciation

Yeahhh, that's the kind of shit i've been dreaming about! There have been a few high growth areas but typically at already high valuations that are out of my reach. The country has actually seen a drop in valuations of about 7% on average in the last year, so it's definitely not just this...

    Cash Flow vs Value Appreciation

Thanks Connor, no excitement hurt, I want to come into this rationally. Is your 15% return after HOA fees, insurance, rates, etc.? And is that return only from rent or capital appreciation as well? I am having trouble finding any places in my area that would come close to that kind of return...

    Cash Flow vs Value Appreciation

Hey guys, New to real estate investing and hoping to get a little help. Recently bought our first home (Feb) and have since fixed up, built equity and saved. We're now looking at our first rental property. I've noticed in my area (Brisbane, Australia) that there are townhouses in gated...

Anyone have experience renovating absolute run down homes?

    HOT! REAL ESTATE
Just found a fella on youtube called Meet Kevin, his advice is not something i've heard before but makes 100% totally obvious sense... Buy a house that is "cosmetically" run down but the bones are good. Maybe the kitchen needs to be re-done, the carpets, the pain, the lighting, etc. All...

Is it ethical to copy a business?

Say you were inspired by them if you prefer. It's ethical, as businesses cannot cover the entire world. You're just meeting an unmet need elsewhere. Build from their foundation then improve. They have obviously figured out what worked so that is a starting point.

I fired the entire HR department...

I endorse anything hurts HR. Biggest rent seeking assholes. Let us know what the results are like, will be tough to keep egos in line but with the right motivators this could be huge. Looking forward to the case study.

Can't seem to sell our social media services

    HOT! MARKETING SOCIAL MEDIA
Something that might work if you are looking to discount, start with the higher pitch (if you are sure it will have a positive ROI for them). For example, my PPC agency we start at $2k per month and a $2k setup fee. If the potential client objects to the price, say you'll be able to discount it...

Can't seem to sell our social media services

    HOT! MARKETING SOCIAL MEDIA
Ditto. Here's the big takeaway - "Stop thinking of it like dating and start thinking of it like HELPING sick ppl who have no clue what healing could be like. Help people more!" Diagnose their problem. Maybe start by surveying your target market, offer to pay them for them filling in a quick...
