    In my opinion this is way too much for this house. youre 22 and have 60+ cash there are much better opportunities out there. Use the 50 months rent rule. Your purchase price should not be more than 50 months of the gross rents. i.e. you should be ALL IN rent ready for 35k-50k.

    Agreed Kak. A lot of the 1% are just "ordinary people" that make over $380,354. Many of these people are not going to have the influence to make a 3k membership worthwhile. Hell, I could walk over and talk to the owner of the business down the hall who makes over that.
