    Renting Mobiles on land brings me in 40 % + returns year after year and that is paying all cash. If I used leverage it would be off the charts.

    I think buy and hold works if your looking to meet your living expenses and then go for the gold. Once I got to a point where my Rentals paid all my expenses, I could go on to bigger things. It took most of the stress away.

    Having all my rentals free and clear makes a big difference in this market. If I had listened to all the real estate pros and used leverage I would be singing a different tune right now. Sorry to hear that,I feel your pain and know you can pull it out.
