    Muni bonds and dividend paying stocks have been discussed in many threads in the Investing section. A 4-6% annual yield is possible with the right choices. $300k @6% per year = 18k a year in completely passive income. That doesnt sound like a lot but do that for 5-10 yrs and you never have...

    Excellent explanation, thanks for that. It's seems as though both options have their pros and cons. I love the idea of Muni closed end funds bc there are no vancancies, bad tenants, or any of the other negatives that go along with real estate.

    Partner with your dad on the deal. He puts up most of the money, you do all the leg work and split the profits fairly after the project is complete. Sounds like you need to do a lot more homework before even considering this.

    What JasonR said. Reinvesting in your own business is the smartest bet. After it's generating larger cash flow think about putting that into something passive/safe( lending club, muni bond funds, apartment buildings).
