I have a friend who is up in your area. Honestly as long as it makes sense with the exchange rate he purchases properties in the US. If you know what you're doing/partner with someone down here there can be some great deals/returns. One of the common strategies used down here is BRRR. Buy...

Well I decided it couldn't hurt to get my Real Estate License. I just passed the Indiana exams this morning. I'm meeting with an investor/managing broker on Wednesday to discuss hanging my license with them. I'm also partnering with another gentleman in Michigan to do direct mail up there as...

One of my favorite ways to get a property is by taking over a failed flip. Typically folks will pay retail not knowing that there are contractors who work volume exclusively with investors. Ex: New concrete driveway and back patio, complete guy/remodel of the kitchen and bath, paint the entire...

I had worked in a call center dealing with Direct Mail. Actual Real Estate experience? ZILCH. I pay a provider to do it for me. I did it myself and once you've stuffed 2k envelopes you realize that is for the birds. The .20 it costs to have it all done for me is worth my time.

Hey that's what I'm here for. No offer is made in the marketing. It's simply just to open the door. I do not identify as an investor that's a good way to turn people off. My phone that the leads go to has a "This is Ryan sorry I missed your call. I'll get back with you ASAP". The letter...

If you haven't seen that movie its worth watching as long as you don't mind that kind of humor. I love that scene. Not sure I follow you with the end part. Clarify please?

Well I HATE my 9-5. So I would rather be working in the field I enjoy while investing as opposed to not wanting to get up in the morning. Have you seen this clip from We're The Millers?

Where are you located at? You can make it work in any city. There are people doing this out in the sticks. It's just harder. At the same time... I'm so thankful I'm not in NY or Cali. I got a call from a younger girl wanting my advice on how to get started. The cheapest property in her zipcode...

It's something we're just starting in. But will do! The added benefit with Multi is you don't have the emotional attachment people develop with SFR.

AMEN. Just because you can buy a home for 10k does not mean that you should. While I have a few lower end rentals we did all of the preventive maintenance and screen the tenants extremely well. That seems to eliminate a good portion of the drama. Love the Jerry Springer reference.

I don't typically find a LARGE correlation in age vs price. Unless you're taking about a new home. I have a home I'm rehabbing right now that is from the 1920's. We kept all of the original doors, hardwood, and some trim/stain glass. But we gutted the bathroom, new vinyl windows, new kitchen...

Don't waste your money on "coaching". I've seen folks drop tens of thousands of dollars to get told what can be found for free. Now mentoring actually walking through a deal has value. But only to an extent!

Direct mail I basically target properties that I want. size, lay out, age, equity, loan to value, etc. If an owner is motivated they call. If an owner is not they call to tell me where to stick it. Pretty much how any marketing goes. I do not market for buyers. That would most likely be cost...

So when you say "active listings" is yours listed so far? What was your plan when you started the rehab? Target % of ROI or did you have an ARV in mind? I would look at homes that are similar in the level of quality even if they are a smaller size. You can average out the sqft. and multiply up...

We are entrepreuneurs and must be healthy to deliver: how do you do it?

Very interesting. Something I have been doing for a month is cold showers. I know it sounds silly but there is all kinds of interesting content about it. http://www.medicaldaily.com/benefits-cold-showers-7-reasons-why-taking-cool-showers-good-your-health-289524...

You really should look into safe leveraging as opposed to dropping 10k in a dangerous area.
