    Is House an Asset?

    REAL ESTATE
From anyone's point of view a house is an asset. The value of that asset and any associated liabilities don't negate the fact that the house is an asset ( unless the house is actually worthless in which case it becomes a liability ).

Real Estate Law Practice or Real Estate Brokerage -> What lane to choose?

    EXECUTION
Definitely law. The lawyers that I know who are pretty astute business people are generating serious wealth and once they've set the machine in motion they really don't work very much. The work they do at that point is 100% rainmaking and marketing and 0% law. The real estate brokers I know...

    Election Round-Up; What Now?

    OFF-TOPIC
I wish I didn't agree with most of this, but I do. Hope to be wrong, but it seems we're about to head down a very bad path. I'm not sure of my strategy but it will probably be along the lines of continue to acquire distressed assets, which I believe there will be plenty of.

    An evening with millionaires

    MINDSET
If I were you I'd do a little recon on these people before getting too enamored with them. They may be 100% legit and you might have scored a great mentor, however REIAs are notorious for being vehicles for more "guru" types to push their "systems.". My local REIA is really bad about that and...

NBA Player Loses $110 Million on Real Estate - How to Avoid His Mistakes

    REAL ESTATE
Not necessarily a wealthy individual. Lots of people act in the capacity of private lenders either through their own cash or using self directed IRA's ( and other methods as well ). Generally they have higher than market interest rates, a few points on the loan, and a pretty short duration...

Which would you choose? And Why

    OFF-TOPIC
Not to steal an answer and justification already used, but green without question. $1mm would have no impact on my life while $100mm would have a significant impact. If I had to answer this question back in college like many of the other posters I'm not sure which way I would have chosen...

Buying Your House Cash or Getting a Loan

    REAL ESTATE
You need to look at investment opportunities outside of the financial markets. Spend some time learning about real estate investing and you shouldn't have much issue generating double digit cash on cash returns by becoming a landlord, a private lender, or even buying performing notes. The key...

Solar Cells, Fuel Cells, and Batteries

Is there a syllabus for this course? If so does it have any segments on complex financing / tax / entity strategies? In my opinion that's far and away the most important thing to learn.

Buying Your House Cash or Getting a Loan

    REAL ESTATE
Opportunity cost is simply too high to justify paying cash. It's not that difficult to find double digit cash on cash returns right now.

    my real estate loan debacle

    REAL ESTATE
I'm not completely sure I understand much of what you said above, but i'll add my .02 anyway. You need to walk away from this deal. If $6k is a huge sum of money for you there is no way you need to be purchasing a new home. Save a nice pile of money before committing yourself to 30 years of debt.

    Agricultiral Real Estate

    REAL ESTATE
I don't know your situation but it sounds like this might be your first real estate investment? If so I think you should stick to sfr or small multifamily. The ability to lock in long term dirt cheap interest rates right now is a no brainer. Ag could certainly be a good performing asset...

Need your opinion on my new website

Site looks nice. You should add some pictures of nicer watches to give someone a little more confidence in sending in their expensive watches ( unless that turns off a bigger part of your target market ). Also agree with adding sales and potentially an online store to your site as well. Are...

    Agricultiral Real Estate

    REAL ESTATE
No experience with it other than have turned prior farmland into a subdivision. If that's your long term goal just be careful that whomever you lease the land to doesn't cause any expensive remediation issues down the road. It's also worth finding out who the USDA rep is for the area you're...

    Purchasing Assets with Pre-tax Dollars

    TAXES | REGS
You might be right and it's my accountant that isn't very good. Actually I know he's not that good and yet i've let him handle my stuff for years too long. If HOA dues are indeed tax deductible on investment properties then there are years worth of deductions that somehow I need to recapture...

    Purchasing Assets with Pre-tax Dollars

    TAXES | REGS
I'm not sure that HOA fees are tax deductible, at least that's what my accountant has claimed. Other items worth mentioning to the OP regarding taxes on real estate. Depreciation on investment properties is an excellent way to reduce your taxable income ( although to claim this on a yearly...

How did you end up in your current venture?

    MINDSET
Hey All, Was wondering if some of you wouldn’t mind sharing how you ended up with the businesses that you run today? Did you base it off of an existing knowledge that you had or did you identify a product or a need where you had no expertise or experience and just attack it? The reason...

22 Years Old: First Apartment Building Acquisition Done

    GOLD! REAL ESTATE
Congrats. Nice purchase. At $211k even after your renovation costs you're looking at a 50% cash on cash return. Even though it's only got a cash flow of $750 by the time you add in interest / property tax deductions, depreciation, and income based appreciation you've got a great deal. Wish I...
