$80K in Student Loans... Now What?

We feel your pain. Between my wife and I, we now have about $170,000 in student loans. You haven't lived until you've been blind sided by an extra $1000/month payment that hits you out of nowhere. Even worse, that the government consideres household income when they figure out what your...

Pay down 1st ARM or HELOC?

    REAL ESTATE
A lot of interesting ideas.... At the end of the day it makes you wonder who ever thought buying expensive houses at the full price with zero down was a good idea: haha -- Suddenly all those thoughts of "If I own $1 mil of real estate, and get a 5% return each year, I'm making $50k a year" --...

    Financing and owning many properties

    REAL ESTATE
Reality Check --> You get around it by buying only properties that cashflow well, and in some cases putting the 20% down on them so you can increase your cashflow. Don't believe the BS about buying with hard money and instantly refinancing -- It's no longer possible due to tighter lending...

Problem with employees learning my trade and leaving

Was friends with a very wealthy couple who owned the biggest and best salons in our town. Something I learned from them regarding employee retention was that they would start the employees on a low % of the services, and gradually increase them. Once they got to a good salary, and the person...

Sidewalkers Unite!! iPad For Sale $69 at Sears... Err..

Idiots.... haven't they ever wondered why they shop around for electronics, and they are the same exact price at multiple retailers? Duh.... Apple, Sony and others pay the retailers cash for advertising if they agree to sell their products for the set price. Once a retailer falls out of line...

Pay down 1st ARM or HELOC?

    REAL ESTATE
The reason I would say to pay down the HELOC instead of putting it into Savings is that if you knock down the principal, you will save yourself a lot of interest over the course of the loan. Especially if the rate begins to slowly increase over time -- no?

Pay down 1st ARM or HELOC?

    REAL ESTATE
I've seen a lot of this also -- even in an area like mine that hasn't had massive property price declines like California, Bank of America has "Frozen" most HELOCS so -- while you can still pay them down as fast as you want... You can't borrow the money back against them unless you provide them...

Pay down 1st ARM or HELOC?

    REAL ESTATE
Some good ideas being traded in this thread so far.... For those who asked, no these loans are not of the "non recourse" variety. I've never met anyone shy of Donald Trump who was able to get those types of loans so far :D LOL -- I've personally guarenteed them. Here's my fear: Although I...

Pay down 1st ARM or HELOC?

    REAL ESTATE
I think helocs have stopped being offered because the banks seem to change their offerings every few years based on what they think will be most profitable. Where else could I borrow $55k at about 3% right now? :smxF: by holding on to this old loan, I'm bound to get more favorable terms than...

Pay down 1st ARM or HELOC?

    REAL ESTATE
I've thought about that as an option, but I'd hate to start over again on my amort table. At this point I'm 7 years in, and the principal is really kicking into high gear on the first. I'm not in financial trouble, so I don't think anybody would even talk to me about a mod anyway. One idea...

Pay down 1st ARM or HELOC?

    REAL ESTATE
So I'm in a situation that a lot of people are in across the country. I bought a property about 7 years ago that I'm living in, that I never thought I'd have to own beyond 5 years, because my plan was to sell it for an equity gain at some point. Flash forward to today, and there has been no...

Wow, I want to puke all over my desk.... I had CBOU since $14.01, and had a stop in at $13.33 just in case it slid aways.... Well it slid to $13.22 this morning and filled the stop, and then spiked 10% to $14.44.... Another reminder of why every single time I have ever used a stop -- I have...

LVS and SBUX were the only stocks in my portfolio up on Friday, but most were close. Talk about support! Looks like we're going higher this week... Loving that BKE Rickson!

Could be. AAPL is the only stock I am staying out of because of reasons other than what shows on the balance sheet and key stats. I'd rather be overly cautious when it comes to x-factors like this than not. For a tech stock, I'd rather be in something like INTC that has a nice balance sheet...

Not sure what you mean -- but I'm from Northern California, and know several people personally who work / have worked inside of the Apple empire. A guy I shared a cube wall with in Roseville was Apple employee #6 and shared an apartment with Woz and Jobs in the 70's. I don't get any...

I couldn't stick with a static portfolio, and have already made some changes after getting better at financial analysis. I dropped FO, and M for bad financials.... I added in their places CBOU, and LVS. Cheers, - Hakrjak

How about a name like MGM? It has some debt, sure... but most of that has got to be mortgages on it's big new casinos in Macau, etc... It's got HUGE insider ownership, which is a good sign. If the economy starts to roll again, Casino stocks should shoot the moon -- as they always go crazy...

AAPL seems like a very financially healthy company. Zero debt, great revenue, great growth. I think the company's high stock price is too dependent on having the latest and greatest gadgets that people will pay for regardless of economic conditions, etc.... I'm not convinced that after the...
