    Las Vegas Real Estate Market....

    REAL ESTATE
I did some Trulia searches today on Las Vegas, with a minimum of a 3+ bedroom Single Family Home, and a Max Price of $100,000.... The result was 75 pages of matches, which is 75 more pages than what I received when I did a similar search about 2 yrs ago. Check out some of these insane...

    Rehab Cost Estimates / Estimator?

    REAL ESTATE
As mentioned above, there is no easy method. Things like needing a new roof can skew your figures $6-10,000... depending on if you need one... Kitchen cabinets can throw the numbers $3-6k also... Carpet $5k+... Windows $4k+... etc.... You just don't know what it will cost until you do your...

    Fastlane Fantasy Football

    OFF-TOPIC
Dynasty league could be fun, but I'm up for whatever. This was the first year I played with a bunch of people I knew, so it was more fun than in the past just joining random leagues. Great job running things Yankees, keep it up for next year ;) - Hakrjak

    I'm Losing My Memory!!!

    OFF-TOPIC
Man I've had some bad experiences with losing data the last few years... I think it's because we have so many lightning strikes here in Colorado Springs.... 1st I lost my hard drive due to a lightning strike & resulting power surge, so I installed redundant hard drives and a surge protector...

    Anybody Watch Dragon's Den?

    OFF-TOPIC
Sounds reasonable... We do have 3-4 shows all on flipping houses, so why not a show on entrepreneurship? - Hakrjak

    Your plans for New Years?

    OFF-TOPIC
I've done Vegas for several NYE's, but if you're on the streets it becomes a mad house so my advice would be to pay the bucks to get into a private party like one of the ones at The Palms, so you can keep away from the riff raff. There is no greater view of the Strip fireworks show than in one...

Did You Lose 13% Of Your Net Worth in the Last 10 Days?

Lots of cheap fancy cars on Ebay right now if you have money to spend.... It's like the Great Depression though -- People were selling brand new Rolls Royces in the streets if you had $100 cash, and nobody had the $100 to buy them. ;) - Hakrjak

Gordon Gekko and how he did it

With the right amount of "crazy money" -- Don't you have the ability to "move the market" anyway just by purchasing a bunch of shares in something? I know when I used to play in the late 90's, some buddies and I had this investment chatroom online, and we would decide what penny stock to hit...

I Think I Bought an Alligator

    REAL ESTATE
You're being an emotionally attached girl ;) No offense, but come on. It's an investment property if you're not living in it. Treat it like one! ;) - Hakrjak

    Debt Elimination while entering Fastlane

    HOT!
Very true stuff in that post... A lot of people do think that you just buy a house and pretty much show up to collect your huge paycheck a month later. This couldn't be further from the truth. I'd caution any newbie from entering the realm of Real Estate without the proper knowledge (Have you...

    My favorite Christmas Song

    OFF-TOPIC
Haha... I'm a huge Rat Pack fan also... Do you have the Frank & Bing Crosby Christmas Special on DVD yet? I do and it's classic... It came out right about the time that both Frank and Bing got divorced, and you can just see them leaving the taping with a couple of stewardesses and heading...

    Debt Elimination while entering Fastlane

    HOT!
You know they'll let you consolidate or refi those student loans atleast once... I'm not sure if you can do it multiple times or not, but might be worth looking into refi'ing those independently of the house in the near future since interest rates are nearing an all time low. Budgets are hard...

    Debt Elimination while entering Fastlane

    HOT!
I don't know what the house specifically needs, but hopefully :) I haven't met the 900 sq ft 2 bedroom house yet that I couldn't fully rehab into a new custom home for under $20k, but you never know. Don't forget to include 6% for realtor commission. For such a small amount, I'm sure a realtor...

    Debt Elimination while entering Fastlane

    HOT!
I wouldn't worry about the student loans. That's usually very cheap money and tax deductable, so I wouldn't pay it off any sooner than I had to. Don't you already have a good interest rate on that? I know my fiance has about $120,000 in student loans, but we're not too worried about them...

What have you learned this year? (Updated: 2024)

    HOT! MINDSET
I learned that despite how much I like making money, I seem to enjoy spending it more!!! And therefore I need to work on being more conservative with my spending in 2009 -- otherwise this is going to take forever. :) - Hakrjak

    Debt Elimination while entering Fastlane

    HOT!
You don't want to do a mortgage on a $20k flip house -- that would just be ridiculous. Closing costs would be about $5k and eat away a huge chunk of your profits right there. Can you scrounge up $20k on credit cards, borrow it from a family member, or take out a line of credit at your bank or...

    Debt Elimination while entering Fastlane

    HOT!
I was in about the same boat 9 yrs ago when I started my real estate business. I was about $30,000 in CC debt (Credit cards... Too much partying, too many women, too many cars, etc)... and about $35k in debt on car loans... (I ran out and bought a new BMW as soon as I got my 1st job out of...

SFR Owners: How is it going?

    REAL ESTATE
How far do prices in Phoenix have to fall before retired people who are now no longer wealthy from the sale of their California homes can afford to begin buying in there again? It's still a very desireable place for a lot of people to live, I just think the prices got out of control from all...

SFR Owners: How is it going?

    REAL ESTATE
There is some calculation depending on the # of days late, my PM handles it... but for the 6 months she's been late this year it's averaged an extra $50-75 bucks in my pocket per month. Her rent is only $500 on this small place, so the late payments aren't super high, but they are enough to...

SFR Owners: How is it going?

    REAL ESTATE
One of my renters is paying late this month, but she pays late like 50% of the year. haha... It's like an automatic rent increase for me with the late penalty I guess, so no biggy. She must not be a good money manager because she's lived in my place for 4 years now and she's been late every...
