    Are you talking about a motivation to keep a tenant in your unit for an extended period of time? I wouldn't reco doing appliances, because you need to own those to depreciate those bad boys... But maybe you could do a washer/dryer.... If they rent from you for 3+ years, the W/D is theirs...

    Honestly, having some family in the Vegas area and spending a lot of time there -- I think $250k is way too expensive for Vegas condos unless they are in high-rises on the strip. You can get some massive 5+ bedroom SFR's for that much off of REO right now with large lots and decent locations...

    I like this post. Looks like a real lightbulb moment. I do find that once I've invested so much time & effort into *making* the money, it is harder for me to just spend it on frivilous things like cars and beach houses, etc... I think most successful people will be too tempted to reinvest...

    Exactly... I'd feel a lot better about it if I felt like I was actually getting something for my money... but I didn't see a single provision in the bill to help stimulate real estate investing, and home buying. Something similar to what they did in the 80's when they gave big government checks...

    Talk to your boss about volunteering to be laid off. Every time times get tough in my company, we have a steady stream of people who volunteer to be laid off knowing they'll get a small severance package, and be elligable to collect unemployment for awhile before they go and do something new...
