    I'd say make the escrow and option. Maybe their comfort level doesn't require it. If they choose it, they'll pay a fee...$25. $25 added to say $500 isn't something most people will blink at when they gain the peace of mind of using escrow.

    Maybe they don't. But they do seem to work together to make sure both parties are happy - by offering the escrow. That's something you wouldn't have if you worked one on one. I'm guessing that's a service a lot of people like. They also issue 1099 forms.

    Yea, most people really won't care about your idea. I don't think they'll put as much thought about it as you're thinking. Especially when they hear the words non-profit. You could tell 100 people exact steps how to be wealthy. One would probably follow the steps.
