Where We Are, Where We're Heading (2009)

Not to mention down payment of 10% or more. Income and credit requirements are so stringent that for all purposes banks have essentially made over 90% of the US population ineligible for mortgages. I would say compared to 2005, currently only 1 out of 20 people who could have gotten a mortgage...

Where We Are, Where We're Heading (2009)

Wow. Such a rosy outlook for 2009. I'm going to go now and OD on some sleeping pills  One point I completely disagree with him on is That's complete BS. Banks are not lending and that's a fact. I deal with banks on a daily basis and I know. For real estate, the only loans going through...

    What's the next big bubble?

RE: SHORTING CREDIT CARDS COMPANIES I wouldn't short Mastercard or Visa since they just own the network. They are not banks or actually holders of the underlying debt. Discover and AMEX do hold the debt. So shorting DFS or AXP is an option. I wouldn't short AMEX since its near multi decade...

    EXECUTION
This is a classic. "Today I write not to gloat. Given the pain that nearly everyone is experiencing, that would be entirely inappropriate. Nor am I writing to make further predictions, as most of my forecasts in previous letters have unfolded or are in the process of unfolding. Instead, I am...

My thoughts : WINNERS - People who have cash ( preferably in a currency other than the USD. Gold and Silver are good) . Lots of deals will be found in equities and real estate in the coming years. LOSERS - People with high levels of debt. Even good debt ( rental cash flowing real estate) is...

    $1.2M Apt, $80K Income

    REAL ESTATE
What is the Net Operating Income NOI ( gross income minus operating expenses) ? What are the CAP rates for similar properties in the area ? I would take the NOI and divide it by the CAP rate to get the value of the property and based on that I can decide if its a good buy or not.

Who has the highest earning Money Market account?

    INVESTING
I would be very worried about placing money with banks offering the highest yield on money market accounts and CDs. These are the banks most desperate for capital and at the highest risk of going under. Case in point IndyMac and Countrywide who offered above market rates. Placing your money in...

    Fannie Mae

    INVESTING
By going long FNM you're betting against Bill Ackman who got short this stock as well as Freddie Mac last week. Ackman is one smart guy. He shorted MBI and ABK when they were both trading a few hundred percent higher than where they are now. Freddie Mac and Fannie Mae are supposedly...
