Increasing Price on my Course (CFFU)

    REAL ESTATE
Thanks indeed, Greg! I try to add value... I think that the pricing is difficult for me because of what's in my own head. I do, actually, buy into the anti-guru rationalle so prevelant on BP. I want to always give more value than what I get. However, I don't want to undercut the value of my...

I'm at the worst point of my life

    HOT!
You need a 2-track solution: 1. You need to drive down your cost of living. The best way to do that is with real estate. You need a triplex or a 4-plex. You, possibly you and your parents, live in one unit, and rent out the rest. If you do this right, you should be able to live for free, and...

Can Real Estate Investing Really Lead to the Good Life?

    REAL ESTATE
I think you should tell them, when they ask what to study, that they shoul study music performance - violin in particular. This way when the doctors tell them they have MS and should plan on spending life unable to move, they can rely on their music skills to enter RE business... Was that too...

Increasing Price on my Course (CFFU)

    REAL ESTATE
I am in an interesting space whereby I am on the inside, so to say, of both real estate and IM. Due to RE, I've not had traditional employement in about 4 years. To diversify my cash flows (and to do something very different), I created a course in 2012. Cash Flow Freedom University (CFFU) has...

Can Real Estate Investing Really Lead to the Good Life?

    REAL ESTATE
I am not passionate about real estate. But, it pays for my Tesla and J Scott's gambling addiction, so I think it's fair to say that RE can indeed work lol

Who quit a good-paying Slowlane job and is now a Fastlaner?

    NOTABLE! SLOWLANE EXECUTION
@Justin Gesso - I'm the one doing the learning! I appreciate you a lot. We've done some substantive things together already, but I see us doing some big shit - both online and in real estate!!!

Who quit a good-paying Slowlane job and is now a Fastlaner?

    NOTABLE! SLOWLANE EXECUTION
I remember it vividly. I was director of a music school, which I helped establich. I hustled. I taught a lot. The second year in operation, my income touched $100,000. Tax time came - blew me the F*ck away. I'd been paying quarterly, but in the end owed a large chunk. My CPAs told me that they...

Are You a Slave to Your Debt or its Master?

    REAL ESTATE
Whether debt is good or bad is a conversation that is best described as Gift that Keeps on Giving :) There are no easy answers here. It is important to underscore as well that there are market-cycles as well as investor cycles which impact this discussion significant. However, there are some...

The Obamas paid over $100,000 in taxes. Strategy

    TAXES | REGS
Then: The income can be broken down into earned salary, and distributions, which is the S Corp sorta equivalent of C Corp dividend. In doing this remember that the salary has to be seen as reasonable within the marketplace. But, doing this, in the most basic terms, provides relief in several...

The Obamas paid over $100,000 in taxes. Strategy

    TAXES | REGS
Not a CPA. But, a nominal LLC is flow-through, so would change nothing. If taxed as an S Corp, or a C Corp, this could change a lot. However, that's an impossibility, since you can't outsource personal service of presidency to a corporate entity :)

The Obamas paid over $100,000 in taxes. Strategy

    TAXES | REGS
Yes - majority of their income is his salary, which is earned income, and there is nothing much that ca be done. Of course, Bernie would love to do something about that...hahah Right, @JScott ?

Can You Buy Rental Properties with Nothing Down in 2016

    REAL ESTATE
I don't like owner-financing to owner-occupants, personally. Specifically, ever since Dodd/Frank the qualifying guidelines are rather strict. But, I know many people who do well with it - but you better know what the hell you're doing...

Can You Buy Rental Properties with Nothing Down in 2016

    REAL ESTATE
OK, so a couple of things: One - in this post I am not arguing the intrinsic value of nothing down. It happens to be how I do things, but I am not saying it's the best or most effective way for everyone. If you have a business which throws off good cash, then the best thing for you is likely to...

    Content Machine - Dan Norris

    BOOKS
Makes sense to me. JustAskBenWhy.com was a $1,000/month side revenue stream in 2014. In 2015 I took on a partner and we took it to $5,000 - $6,000 top-line on most months, with a couple of months knocking on $10,000. Currently, we are implementing and testing strategies to get to $12,000/month...

What is a good Cap Rate?

What is a good Cap Rate?

    REAL ESTATE
The rules of thumb are kind of nonsense. What's important is to underwrite the exit, and to underwrite the cash flows. @SteveO outlined a simplified approach - here price per door at front, and here's price per door at exit. The delta is the profit. My thinking is to underwrite the exit...

How many hours a day do you work?

    MINDSET
There has to be made a distinction between business owner and entrepreneur - not the same thing. And then there's this - define work! Is it running a real estate business, and spending 20 minutes on the phone with my repairman, or is it owning a floor-cleaning business and working in it cleaning...
