    Are you a “deadbeat”?

    INVESTING
I wasn't being defensive, I was being sarcastic. I do agree with you that focusing on making more money is the #1 priority for creating wealth. This strategy, however, is about gaming the system to essentially "earn a return" back from money that will be spent regardless. I earn anywhere...

    Are you a “deadbeat”?

    INVESTING
Lol, you're right, most of the people posting in here must be living month-to-month and on the Slowlane path.. How many millions have you made this year, "Fastlaner"?

    Are you a “deadbeat”?

    INVESTING
Yeah, if everyone worked the system there wouldn't be any rewards cards out there! I'm a fairly organized guy, so I always get these paid off before any interest accrues (which is key to doing it). Also, on all my cards I have the minimum limits (5k usually) so it can't get too out of control...

    Are you a “deadbeat”?

    INVESTING
Deadbeat is a slang term for a credit card user who pays off his or her balance in full and on time every month, thus avoiding the need to pay off interest that would have accrued on their accounts. Disclaimer: This will not help you move you to the “Fastlane”. However, it could be one of...

Where do you put your cash I'm the meantime?

    INVESTING
You just answered your own question about what to do with that money... Am I missing something here? The answer is to use all that money to pay off the 6% interest debt. By just holding the money in your savings account you’re essentially losing out on 6% interest.

    Risky RE Growth Opportunity

    REAL ESTATE
Instead of either/or, why not do both? Depending on your financial situation, there might be an opportunity to get a Home Equity Line of Credit made available tapping into the equity of your Duplex. If you were to do this, the funds would be available but accruing no interest. Some banks will...

Buying your way into the fastlane with debt

    MINDSET
For my 2nd investment property I opened 3 unsecured lines of credit, and did a 10k cash advance on a new credit card in one day. Definitely not recommended, but I hate bad debt (I consider anything higher than 5%) and it drove me to pay those off as fast as possible. Ah the early days!

How to legally pay no taxes... possible?

    HOT! TAXES | REGS
How to avoid paying taxes: Step 1: Acquire a large portfolio of under-valued rental properties in appreciating areas. Make sure you’re timing the market to be near the end of the “slump” phase of the Real Estate cycle so you can buy once values have troughed. Step 2: During the “recovery”...

Just purchased my first Canadian investment property *tips, pics, and ama*

    REAL ESTATE
Congrats on the first purchase! Fellow Canadian RE investor (from BC) here. Appreciate the book recommendation--it's hard to find good Canadian based Real Estate books. I just picked the book up yesterday and a good way through it. Seems like you're on the right path with what you're reading...

    The Gas Pump thread

    HOT!
Most gas stations where I live there is a "lock" position on the gas lever, and we also have "tap" technology with our credit cards. So I walk out of my car, tap my credit card (no swiping or pin number needed), choose the gas I'm going to use and then start the pump with the "locked" feature...

Investing in Tax Liens via auction, anyone participate?

    TAXES | REGS
Years ago I took a course and have read books on tax lien investing. Definitely a lucritive investment it seems—most common case is you see the guaranteed return on your money. I’ve heard it’s a fairly small chance you’ll actually take ownership of the property since the lender will almost...

    I'm at a standstill

    INTRO
Is the Michigan Real Estate market in a massive slump phase? If not, I don’t see how you can have 20 listings and no offers. Maybe you’re overpricing these properties?

Money System - What Are You Investing That's Getting 5% Return?

    HOT! INVESTING
You're just basing the return on the monthly cashflow though which isn't the whole picture. $1575 PI.... what would your principal paydown be each month? Say it's $575 of the 1575 (it'd likely be more).... 12*575+12*325= $10,800 annual net/70k = 15.4%. If we relate this to stocks, the cashflow...

Money System - What Are You Investing That's Getting 5% Return?

    HOT! INVESTING
Is the 6-7% gross return from purchasing these properties outright or leveraged? In my example I'm talking about buying these at 75-80% LTV. After the monthly cashflow and principal paydown on the mortgages, 15%+ (net) return has been fairly achievable. I live in British Columbia, Canada where...
