    Midwest's Progress

    INTRO
It sounds like the areas you're investing in might be your downfall? I have a decent portfolio of residential rental Properties and the worst performing property I own right now for rental income earns me $1500/mo positive cash flow. I also have a rule that the property will have CoC return of...

Hey man, don't have any plans to go to Van in the next while. Would be open to meet if someone's ever in the Okanagan area though.

Describe what being a "Millionaire" feels like.

    HOT!
I'm 3/4 of the way there in net worth, so I can't say I've achieved this milestone yet, but can relate somewhat... I've developed a new circle of friends over the years as a lot of my old friends lifestyles just don't match where I'm going. Those that I've continued being friends with though...

On my way to a million

    REAL ESTATE
What are you going to be putting the 1m liquid cash into? I have similar goals for 2017, but I'm looking at equity build-up to 1m instead as I like to hold my properties for the long-term. I don't think I could find a better investment out there as passive and with as much ROI as my cash-flow...

Does what you do make CENTS?

    NOTABLE! EXECUTION
I was thinking the other day about businesses my friends owned, and which commandments they were reaching in CENTS, and then relating it to my own situation. Thought it would be interesting to see what other people do on the forum and what commandments their job/business respects. It was a...

The mindset of a fastlaner is a loser

    MINDSET
Basement crew represent! I actually had a funny conversation with a new guy who started selling Real Estate at my brokerage. Most of us there are investors. He lives in a nice house in the suburbs. "My wife is so confused when I tell her about the people I work with. Adrian owns this company...

Looking to buy my first duplex....

    REAL ESTATE
Like others said, knowing your area is very important. For me, finding an apartment complex over a 6 CAP is nearly impossible where I live as there's limited inventory and I've been looking for quite some time, so I'll likely have to look hundreds or thousands of miles away to get into...

Looking to buy my first duplex....

    REAL ESTATE
The Millionaire Real Estate Investor was my bible when I started out. Being so fresh though, not having any contacts will be your biggest hindrance of buying your first property. The best thing you could do starting out IMO is to network to find a Realtor who is also an experienced investor in...

20 year old male with big dream

    LANDFILL
@ImUrBoss Why do you so badly want to be a "boss"? Is it to control people, and make them fear you? Is it because you oftentimes don't like what others say, so don't want them to be able to speak up--that everything you say goes? I think you'd make a great boss. You'll likely have to start...

    How to buy a house

    REAL ESTATE
No offense, but you bring nothing to the table on this deal. Your value is almost zero. - No Real Estate experience. - Little to no capability to finance (I'm a Realtor and have been in sales and experienced firsthand) - No capital (your 10k may just cover closing costs) If you're to bring...

The Lean Startup. Worth the read?

I learned some speed reading tricks and now I crush two books a week on average. Not every book is good but there's useful nuggets in all of them.

I closed on a duplex I bought at auction for $9,000 today.

    REAL ESTATE
Unreal. It's about 350-400k minumum for a dump around where I live. My avg rental prop costs about 450k. Should move some of my money to Ohio!
