    Anytime! Honestly, I've never done it, and I really don't know much about them other than the fact that they're mentioned a lot these days given the struggles of most in finding financing. Take this with a grain of salt, though; I still can't enter into a legal contract. (Sucks to be 17!) :)...

    Have you looked into providing hard money loans for investors in your area? You can probably get at least 10% for that, and it could be fairly low-risk if you screen them well enough. Try networking at a local REI club meeting and find experienced flippers with good track records.
