    calling all entrepreneurs

That reminds me of an episode of Entourage. It's Vince's birthday (he's a movie star) and his friends want to throw him a huge party. They keep going over budget, so one of his friends comes up with the idea of getting everything sponsored. I know it's a different situation, but that could...

Just saw this on my Facebook News Feed:

    Plz Welcome Our New Moderator...

Congrats, Greg! When Russ stepped down, I was gonna PM MJ recommending you for the job. I agree with everyone -- a fine choice indeed!

no big deal but is anybody an accountant

    OFF-TOPIC
I've heard of it, but I haven't really looked into it much. I think I signed up for it and got a call about it, though. I'm not sure, but I might have been told I was too young to take the courses. :bsflag:

It's hard not to like Torre. DiceK and Lester have both emerged as great pitchers this season, so they still have a shot even without Beckett at full strength.

    Change of Perspective . . .

Sorry to hear this, Russ. I can safely say that I've appreciated just about every post you've made on here (the rest of them I just never got to read). I hope you continue to contribute here. The "positivity" you bring here is one of the main things that keeps me coming back. After constantly...

    E-Web Idea

    IDEA
I liked the first one (green4.us) a lot. I thought that was really clever. Reminded me of the del.icio.us domain. If you're deciding between the two, I'd definitely go with that one.

    phones and compact computers

The iPhone has an awesome browser if you will be mainly online. Aside from that, unless there are special applications for a BlackBerry or PDA, you might be better off with a compact.

MJ-- What does a Finance major really entail? I'm planning on majoring in Real Estate, but not many schools have it. My backup plan is probably Real Estate Finance at a place like Indiana U (their business school is pretty good). How does Finance compare to something like Accounting...

It's okay. You Pennsylvanians are just jealous that we have beaches of our own. :) (Sadly, I think that's probably the biggest advantage of NJ to PA.) I'm rooting for a Dodgers/Rays World Series now. The Rays have been such a great story all season, and I have immense respect for their...

    Extending My Gratitude

    MINDSET
Thanks for posting this. I've long been grateful to this place. Even with little thus far in the way of concrete results, I know the effect this place has had on me. I see things now that I would have completely overlooked prior to meeting the people here. In addition, I've come to realize...

    Thriving in the New Economy

    HOT!
Yeah, this definitely makes sense. I could see this as a very practical idea around large college campuses. Sorry to hear about that; now that we're talking about this, I feel like I'm hearing more and more stories about things like this. I think this happened once on Weeds (Showtime TV show)...

Sorry, but I'm rooting for Torre and the Dodgers. I miss Torre, and I wish him the best with whatever he does.

Ah, good point. Guess I haven't been on the road long enough to figure that out. :)

Need Advice on a First Deal

    REAL ESTATE
I could be wrong, but I think that you need to live in the property for a specified amount of time to lock in that interest rate -- otherwise, it's mortgage fraud.

    Thriving in the New Economy

    HOT!
I think either way could work. There will always be a market for things like food (basic things like milk, bread, etc...), basic clothes, low-mid level housing, etc., but the demand for more cost-effective alternatives like a tailor, a repair service, etc. should increase.

Interesting. I always thought you needed insurance in order to drive. Maybe that's just in Jersey? Or maybe I'm just wrong?

Need Advice on a First Deal

    REAL ESTATE
6%? Does the bank know this will be an investment and not an owner occupied property? I think the cashflow question comes down to your plan. Will you be rapidly increasing your RE holdings, or will this just be a little extra something to work with? Will you need this money for anything else...

    Equity vs. Cash Flow

    REAL ESTATE
Yeah, I think you're right. The residential market is so saturated that the prices do not pencil out at all as cashflowing investments until you reach the commercial levels -- and even then, I would guess it'd have to be a pretty large property to cashflow.
