I'm a Property Manager - Ask Me Anything

    REAL ESTATE
Do you use ACH for collecting rents? I switched to that about 10-12 years ago and it has been a lifesaver for both me and my tenants. (especially now that I live out of the country) I can collect all rents in about 5 minutes with no trips to the bank for deposits. The tenants love it too.

    REAL ESTATE
I'm sure glad I was able to stop doing 30+ houses a year a long long time ago and enjoy life in the mountains of Central America or the Pacific Ocean near my house. If you target the right kind of deals and avoid rehabbing anything, you can make as much or more with 3-4 deals a year than you...

When is your Next Vacation? How About Every Day?

    REAL ESTATE
some of my favorite quotes "Instead of wondering when your next vacation is, maybe you should set up a life you don't need to escape from." Seth Godin “Twenty years from now you will be more disappointed by the things you didn’t do than by the ones you did do. So throw off the bowlines. Sail...

    REAL ESTATE
My DOM is 7 days to contract, not more than 30 days to close at full price. Don't know any real estate agent who can do that unless it is a hot market with multiple offers coming in. It takes a full 4 hours of my time to sell a house because I use VAs for most of the work. Though most of the...

Pure Options Low Risks High Leverage (and returns)

    REAL ESTATE
I just added a new FAQ about Options to my web site. Here is the overview: Question: What type of transaction have you found to be the most profitable? Answer: With investments you never know which will be the most profitable until the final inning. Since we don't advocate SELLING...

    REAL ESTATE
I've tried it both ways too. With a real estate agent I waited and waited for even a showing let alone a sale. No results. The "listing" agent is too busy out getting more listings to take any interest in the sales process. By taking charge of the sales process, using a real estate...

Make Every Day a Pay Day

    REAL ESTATE
You will never live a million dollar lifestyle if you are always waiting on the next deal, and the next and the next. You can't spend all the money you make. Sure once in awhile you will hit the mother lode and make a lot of money on one deal but don't blow it all on shiny objects or building...

Yes, your option price needs to be less than the true value price. Sometimes I write my options that I will get any profit over the strike price. Sometimes I write my options so I split the proceeds 50/50 or 70/30 with the seller. Every deal is different. You have to customize each...

Make Every Day a Pay Day

    REAL ESTATE
Make a Written Offer Every Day - and it does not have to be for real estate The real key to building cash flow has two sides. The first is to spend less than you make. That’s the defense, and it’s very important to your long-term financial health. The other side of the coin is to make more...

A mobile home park would be a great investment anywhere - not just Florida. For smaller parks, they need to be closer to where you live. There is not enough profit margin to have onsite management. In one of my last interviews with Lonnie Scruggs he said if he were starting all over again...

Keys to Buying with Creative Seller Fianancing

    REAL ESTATE
The very first rehab I did was a motivated 82 year old seller who was liquidating his final rental property. I made two offers. One for cash, with a lower price. And one with seller financing a 10% higher price. He accepted the higher price. Price was his motivating factor - not monthly...

I agree. Pay a local real estate attorney to help with the contracts, disclosures, rules, regulations, etc. You will get much better results (at a better price) than most real estate agents who I would not consider "qualified professionals" Sure there are a few good real estate agents out...

Keys to Buying with Creative Seller Fianancing

    REAL ESTATE
If you buy real estate with bank financing, you have to give up a lot of personal information for the loan application, pay all kinds of junk loan fees, then wait, wait, wait for loan approval. You are also personally liable for the loan and you will usually need a large down payment for a...
