Sometimes I get the same feeling. Maybe you could come up with a percentage of discretionary income that you are comfortable spending each month, and you can spend that amount guilt-free? So if you earn X per month and spend Y per month on essentials (rent, food, etc.), then you have X - Y...

    Self-made billionaires are a myth?!

    QUESTION
The advent of software (among other things) has made the concept of "no self made billionaires" ridiculous to me. Nowadays, it is conceivable that I build a simple no-code app and sell a subscription for $10 per month. If I can get 2 million people to sign up, I am making $20 million per...

    Data Analytics Agency

    IDEA
Data is the new oil, or so they say. You would need to validate demand for a specific service, but ... what about starting with content creators? There are YouTubers, bloggers, etc. who LOVE creating content, but HATE digging into the data. Maybe they want to create a product, but aren't sure...

"33 Incredible Millionaire Statistics [2022]" - article discussion

    CHAT
$1 million is not what it used to be. I think $10 million is the new $1 million (after accounting for inflation over the decades), and thus a better metric. For example, back in the 80's, if you had $1 million, you could get 12% on a CD and live on $120k per year. The same lifestyle now would...

A recession is needed in order SHAKE-OUT the fools...

    INVESTING
There is nothing wrong with a recession after a boom - the economy is cyclical, just like high tide and low tide on the ocean. Recessions are not a bug - rather, they are a feature of the economic system. The problem is when interest rates are held artificially low for too long, and too much...

A recession is needed in order SHAKE-OUT the fools...

    INVESTING
Another thing is that now people and businesses are spoiled with low interest rates. They think they are entitled to 2.5% on a mortgage. They think 7% is high. Um, no, it's not. Look at the rates over the past 40 years. 2.5% on a mortgage is the problem, not 7%.

Yup - and now they get to feel good about it while trying to punish the productive people! The mailers I got in support of the bill say "the money is going to schools and infrastructure." Only later will we find out that the money went to consultants for education and infrastructure (who surely...

Funny you should mention this. Massachsetts wants to pass a bill this year that taxes income over $1 million per year at an extra 4% (state tax is already at 5%, so it will be 9% for high earners over $1M, plus federal taxes, payroll taxes, etc.) Is 4% the magic number now? I also find it...

...for you to pay me a hefty commission! What's that? Oh no, don't worry about rising real estate taxes, insurance, utilities, interest rates or any of that nonsense. You can figure out the details later! After all, it's always the right time to buy a nice house in a great neighborhood! (TM)

Is E-Commerce still Alive for 2022 / 2023 and How To Make it a Fastlane Success !!!

    EXECUTION
Thanks for the thread @fastlane_dad and @NeoDialectic If you guys had a content website with a decent audience (>100k visits per month), how would you go about deciding what type of product to sell if you wanted to get into ecommerce? (or would you even bother?) e.g. would you look at what...

Boston just passed San Francisco, and now has the 2nd highest rent in the U S. - only NYC is more expensive. https://www.boston.com/real-estate/real-estate-news/2022/10/27/rent-price-boston-surpasses-san-francisco-second-most-expensive-city/ So, of course, in light of such housing expenses, the...

    GOLD! HOT! REAL ESTATE
What if you have some sort of pull within local government (connections or influence over zoning board, building/gas/wiring inspectors, etc.)? Do you think that helps enough to outweigh lack of control in other areas? Maybe that falls under knowledge: knowing ahead of time that the zoning in...

From podcasting to newsletters... the new HOT thing?

    HOT!
I think a lot of people now are doing a newsletter just to have one (chasing a trend). In that case, it's a bad idea. But if it fits in with the rest of your strategy to acquire customers and/or nurture a community (e.g. tie it in with your software/app subscribers, blog, YouTube channel...

I am not the least bit surprised by the lower test scores (and the bad journalism). I tutored ACT and SAT prep for high schoolers for a few years. Many colleges have gone "test optional" (especially during/after the pandemic), meaning students don't even have to submit test scores to some...

Very nice views. Do you think the price decreases are mostly due to interest rates going up, people leaving the area, or folks having financial trouble? (Or something else?)
