    HOT! MINDSET
I regret every single penny I gave you yesterday in rep after seeing this thread.

    Buckle Up.

    EXECUTION
That's awesome @NewWorld - really cool to hear you're getting into it. As for a small update, our marketing company is running strong - just added 2 new sales guys and now have the proper relationships in place regarding any contractor-type work we aren't able to fulfill ourselves or need...

Where did you learn marketing, sales, copy?

Skip the learning part and jump right into finding work where you can add value. You'll learn a lot more that way

    I did something stupid today..

The only thing that may be considered stupid is sharing a brilliant product idea with an internet community. And only really then, can you be stupid for not taking action before someone else does

    Marketing a service based company

    MARKETING
If it were up to me, I'd be running a local direct mail campaign at the onset. That way, once you roll up on a prospect's doorstep, they're already familiar with you (either consciously or subconsciously).

What steps do you wish you had taken sooner?

    HOT!
I wish I started getting out there and making sales calls, treating clients to lunch, coffee, beers, and that sort of thing a lot sooner. Or in other words, I wish I realized that a strong business is built on the foundation of relationships sooner than I did.

    FHA or nah?

    REAL ESTATE
What about co-signers? That should help qualify you for the FHA.

Does buying still make sense in a high property tax area?

    REAL ESTATE TAXES | REGS
Ha! That's difficult to disagree with. And that's coming from someone who will have their real estate salesperson license in a week or so. Not necessarily.... You can buy a house in this country with 3.5% down or even less. Sure, you have to pay interest (which is still near historic lows)...

How can i become a real estate developer??

    REAL ESTATE
The "secret" to success in the entire real estate field.

Does buying still make sense in a high property tax area?

    REAL ESTATE TAXES | REGS
So subjective. Do you want to "own" an investment? Do you plan on staying in the same area for multiple years? Are your property taxes higher because of less taxes in other areas of the state? Would you want to operate a rental should you move on from the property? Want to gain equity instead...

In the next 30 years, the world will see much more pain than happiness

    HOT!
No kidding! Most scarily plausible of them all.

In the next 30 years, the world will see much more pain than happiness

    HOT!
Absolute horse shit. How many more people are going to add their version of a doomsday scenario? Their version of the apocalypse? "The world is going to end because of the environment." "Because of government corruption." "Because of inequality." "Because of societal conflicts." "Because of...

Jpanarra's: Need a Website? I’ll Make it for You.

Thanks @Raoul Duke . Gave it a read - way beyond my understanding . Guess that answers it.

Jpanarra's: Need a Website? I’ll Make it for You.

    MARKETPLACE
Sounds like a great offer @jpanarra ! I did a Wordpress site a while back and it took me weeks to build. Took me a solid week alone just to figure out the editing interface. Ended up being a massive sunk cost in regard to my time. Anyways, I've been thinking about re-doing the site and maybe...

    EXECUTION
[EDITED]: Initially, this post was pretty personal. A bit too much: "me, me, me" for my liking. I'm going to cut off the posts from this point forward. But you'll be able to find me elsewhere on the forum :hilarious:

    Future predictions.

    HOT!
Fantastic idea in theory, but extremely difficult in terms of engineering, practicality, and longevity. I've seen some solar roadways made up of concrete slabs with solar cells mixed in, while the majority seem to be made up of some form of tempered glass. Others are coated with a thin sheet of...

Can I make real estate Fastlane at 21?

    REAL ESTATE
With $20k you have a plethora of options. And even with $0, you have tons of options in real estate. Sure, you can use part of that $20k to fund a marketing budget should you choose to go the wholesaling route. You might be able to generate decent capital and learn real estate fundamentals...

    Millennials

    FUNNY
I find this whole millennial "next generation" type conundrum fascinating. As a milennial (24 y/o), I often admit that I sometimes feel out of place with my opinion on my generation. The millennial generation is indicative of the baby boomers. They raised us. So, when someone from that...
