starting website dedicated to cool bachelors (single men)

As someone who makes income producing websites, here are my recommendations in no particular order. 1. Find a way to monetize BEFORE making the site. For a cost effective approach, I suggest "stacking" revenue streams. Start affiliate, then ads, then your own products. Take your time and make...

Does anyone else dislike the "Startup" community?

    RANT
Agreed. Not much of a startup community locally, but I got tired of Tim Ferriss for his constant startup talk.

    Taxation smack upside the head

    TAXES | REGS
That's wild. I'm holding all my assets until I hear more news about the tax deal. Even my overvalued assets. No sense in paying an ungodly rate now when it's only an unrighteous rate in 2 months... On a related note, I believe I saw a Buffett quote somewhere that even he was holding until tax...

Hello I'm new, who here can help an aspiring billionaire?

    INTRO
I'd echo what's been said. Validate a need. Ask how you can help other people. Also, do yourself a favor and don't make my mistake. Focus on one thing and master it. Calm down a bit, take your time, and think. Your post is kind of all over the place and indicates that you're probably mentally...

MONEY Master the Game: 7 Simple Steps to Financial Freedom

    HOT!
As @MJ DeMarco said, he devotes several chapters of Unscripted to this. Even so, here's roughly my portfolio: 5% cash 10% public market 10% silver 20% private market 55% websites

MONEY Master the Game: 7 Simple Steps to Financial Freedom

    HOT!
Agreed. I pulled out of all stocks except for 4. All are consistent, high dividend payers that have shown consistent growth, even during crises of the past. In 75% of my assets are divided between silver, private market, and income generating sites. The only reason I have those 4 stocks are for...

Lex DeVille's - I Deleted My Upwork Account...

    NOTABLE! SIDE HUSTLE
Hey Lex, amazing thread here. I tried your tips on Upwork just for the heck of it. With no tests, no portfolio, and no feedback, I submitted 14 proposals. Here's the catch. I put my starting price at $30/hour. Every proposal I sent, I put my price higher than what they budgeted for the job...

Finding motivation when you have a 9-5

    NOTABLE!
When I was just getting started in building income generating sites for clients, I made my 9-5 boss a proposition: I'd build him a site for a steal of a price and I would guarantee a 50% return paid monthly. I accomplished three things doing this: 1) I had to work my tail off to learn and...

    Rental Property Advice?

    REAL ESTATE
I think mine and Brian's problem stems from the nature of an FHA loan - a government backed loan. For any conventional loan, I'm sure you hit the nail on the head though. Sometimes more "mom-and-pop" places can be a lot easier to deal with.

Great advice. I'm certainly not too emotional about it. I agree that a hug problem with a vast majority of people managing their own money is that they do get emotional. Never really understood it either. Great to know about what you'd do is the missus wasn't around ;D I think living in one...

I've already gotten that taken care of, but it was a pretty close call as far as the timing went.
