Investing in real estate with an IRA

Jill -- please name names on the non-recourse lender. I am looking for one without much luck. (Jill, I am about 50 miles to your SW). B/c my account lacks enough zeros to put 40% down and still have 30% in cash and still buy the properties I want, I am considering going in with a partner...

Other people's money -- investor pitch -- what am I missing??

I am still pretty new at this, but I have a couple of ideas for how to get into the fast lane, despite driving a clunker at this time… I would welcome the feedback from the more experienced drivers on this board! (And I apologize in advance for the length.) My idea is basically using OPM...

Self-directed Roth IRA and Life settlements?

I know a self-directed Roth cannot "invest in life insurance" but what if the owner of the policy transfers the policy to an LLC, and then my SD IRA buys that LLC? This would all be arm's length transactions with non-related and non-DQ'd persons.

Please look for holes in this plan! Self-directed RE purchase

    REAL ESTATE
Thanks all, for the replies. To answer most of the questions: 1. They are asking 375k for the house, I think it can be bought for far under that (I hope 20% under), so I am looking at ~$300k-325k range. The house is worth what they are asking, IMO. This house is right next door to a...

Please look for holes in this plan! Self-directed RE purchase

    REAL ESTATE
Coverdale will allow this type of investment, just like a Roth; the restrictions from what you are prohibited from investing in are almost identical. Much more flexible than a 529 account, but you can only contribute $2k per year into a Coverdale. Depreciation wasn't calculated in but should...

Please look for holes in this plan! Self-directed RE purchase

    REAL ESTATE
Large SFH for sale near large university campus, 5 BR/3.5bath, plus 1/1 garage unit. As it is half a block from edge of campus, after I rent this once, it should rent itself (student word of mouth will handle the rest). $3000 per month rent for the house would be snapped up in a second, $500...

Self-directed IRA & RE investment -- what about deductions?

I've read up on investing in real estate through a self-directed IRA (which invests in an LLC, then the LLC buys the RE). But the articles all omit one key aspect of real estate investing -- the tax advantages, such as depreciation, mortgage interest and real estate taxes. Is there a way to...

Using your IRA for First time home purchase.

New to the site and to self-directed IRA investing. Bilgefisher, could you share some more details about the book by Diane Kennedy?

    Any Security System recommendations?

I realize the original post is rather dated, but to anyone searching and coming up with this thread, a word of caution --make sure the system is installed by the same company that does the monitoring. For some of he "Big Monitoring Companies" (BMC), the business model is to have 3rd party...

Buying Property with a Self-Directed IRA: Issues Still unsolved

Re: Buying Property with a Self-Directed IRA: Issues Still unsolv I am new to this site and found it when searching for forums discussing self-directed IRA investing. To The Ticket, thanks for the excellent analysis. I am going to post a new topic and hopefully you can lend a little wisdom...
