    Over here in the UK we have car wash companies renting out spaces in parking lots of supermarkets. You can get your car washed while you're shopping for food. You could just apply the same practice. Rent space from the parking lot owner.

    Refinancing is just taking a mortgage out on a property. And yes, you use it as proof that you could pay it. This works in cases like yourself. 8.4% ROI isn't great btw, I do deals of +16% for single lets and +20% for Multi-lets (HMOs).
