Does buying still make sense in a high property tax area?

    REAL ESTATE TAXES | REGS
"My issue is with the whole financing side of things... a 30-year loan with interest front-loaded? You're paying twice the price of the home to finance it. And they know you're probably not going to stay there so they want the lion's share of their money up front in the form of interest. "But...

Shall I buy my freedom or delay my dream?

    MINDSET
Nobody can tell you if it is better to stay until January or leave right away other than yourself. I can tell you this: I read TMF in 2011 while completing my masters degree. Said I would only work for a year or so until I got rid of my student loan and credit card debt. I just launched my...

    Should I stop my 401k?

    INVESTING HOT!
20% company match?! Woah! I have never heard of anything close to that. I say max it to the company match if you have the cash to start your business without the 401k money.

The [SCRIPTED] Vault (Dogmatic Social Engineering)

    NOTABLE!
Yes, MJ, that's what I mean. Them saying WITHOUT implies that many people with 9-5's make a million dollars a year. Scripted talk is all I see after UNSCRIPTED.

"Unfortunately, because LC and P2P lending is untested and still relatively new (sorry, don't trust 'em!) the answer will remain 2." Prosper recently sent out a statement saying that their returns were being calculated wrong on the site. My "returns" went from 10.71% to 7.2%. When you factor...

    I've Read UNSCRIPTED!

    GOLD! HOT!
Read it, devoured it and applying it to my thinking. Can't wait to share it with the people I care about. Talk about a smack in the face. I see a few reviews on Amazon, but when I try to post mine it says I can't until the book officially comes out. Below is the Amazon review I will post...

The NFL's Personal Finance Class (Making Cash Last a Lifetime)

    EXECUTION
This is why most NFL players go broke. They simply don't understand basic money principles like interest. Sad really.

Woe is me! I hate it when other people do the right thing and get ahead of me!

Others didn’t want to applaud another example of white privilege: “Yet another privileged white man bragging about how he ‘did it on his own.’ But did anyone notice how big his down payment was? Or the fact that he has a $75k+ full-time job?” These are the worst (or best) examples of slowlaners...

What do I do with my 401K and Roth IRA?

    INVESTING
What you need to understand is that a 401k's, IRA, mutual funds are vehicles to protect wealth not create it. That is one of the fundamental points made in TMFL. You do not have to stop contributing to these, you just need to understand that they will not make you rich fast. It does not mean...

Lending Club Investing: Good Passive Income Source? (Answer: NO)

    INVESTING NOTABLE!
Interesting part is that I haven't had any E or HR loans default, but E and HR loans are very high risk and are actually pretty limited as far as the overall loan pool. Most borrowers have better loan ratings. I prefer to keep these to a minimum amount in my portfolio.

Lending Club Investing: Good Passive Income Source? (Answer: NO)

    INVESTING NOTABLE!
Thought you guys might find this helpful. This is how my Prosper account returns are playing out. Seasoned returns are those held for 10 months or more. I have had 3 notes default and a few more on the way which will hurt returns. I only invest the minimum amount of $25 and try to diversify the...

Lending Club Investing: Good Passive Income Source? (Answer: NO)

    INVESTING NOTABLE!
I have been investing in P2P loans through Prosper for about a year now. I must say that this is quickly becoming one of my favorite investments. You pick the loans and have the ability to be as picky as you want, you get paid pretty much daily and the returns have been spectacular on my end...

Goldman Sachs creates info-page about millennial buying habits. How are you cashing in?

Great article! I think one of the aspects that is really going to take off for this generation that is not mentioned here is the pet industry. Millenials grew up with pets from there baby boomer parents and when they have children, they will want pets in their lives. I believe that is an...
