I've gotta put in my $.02 here.

If there was one thing I could convince everyone on this forum to do, it would be this...
...come to Arizona!

For the cost of attending, which is a heck of a deal on it's own, you'll gain one valuable thing -- BELIEF.

When I went to my first Rich Dad gathering two years ago, I went with dreams, and came home with BELIEF.

Dreams are, well, just dreams.
But beliefs are attainable...you can do them, and you know you can do them.

SteveO made me believe in multi-families.
Russ made me believe in win-win.
Sonya made me believe in perseverence.
And my son (who also attended) made me believe it was time.

Six months later, we bought our first multi-family.

It cost us $98,000 and 15 minutes sharing what we knew.
The $98,000 seemed like it was the cheaper half of the purchase.
Talking in front of a group is not many people's favorite thing.
Think of this as "telling your friends a story" and you'll find it much easier.

Remember, just starting a company is something most people have never done.

Tell us how you selected your company.
Tell us about your favorite charity.
Tell us how you financed your company.
Tell us what makes your company unique.

But more importantly, show up, and BELIEVE.

I can talk about my tiny internet business empire. Should take 15 minutes. It's a basic example of reading a book, implementing the idea and making it work.

Off the top of my head, it would cover the book "4hour work week", blogs, SEO, a little PPC, making money with no money all on a small scale.

Overcoming Fear and Obstacles

I figure jumping out of planes and racing into firefights in Baghdad for a measly $70k qualifies me!

No seriously, I gave a commencement speech a few years back on this and now have an even better knowledge.

Overcoming Fear, Facing Adversity and Obstacles. = Getting off your a$$ and doing something.

I'll even throw in some of Russ's "Bucket List/Stephen Covey" at the end of your life do you want to be a regretful wimp stuff.

Being a gadfly today I am :pissed:

so talking for 10 minutes to 20 people prevent you from moving forward?
what do you have to lose? what could you gain from this experience?
I am sure that you do have something interesting to provide for the group, and I also know that you could find any excuse to not make it to the get together.

Runum's advice is great. You could present your business idea and what you have done so far, that, I'm sure, will be more than enough. But it is up to you. What's the worst that could happen? that we 'laugh' at you? and if we do, so what? What if one of the participants gives you a great advice that could make your business growth more than you ever imagined? what if, instead of just one, ten people give you feedback? But like I said, it is up to you.

PS: Runum, you kidding, right? you a newbie? you have multiple units already... that is a great accomplishment and I am looking forward to hear what you have to say.

I could also talk about alternative education for kids...Waldorf. I think this really helps you to think differently from the start.

I think its very interesting, but I'm not sure others will.

-Cynthia

Cynthia - are you a Waldorf teacher?

Bob - - how interesting to hear the "one" thing you walked away from that weekend with. I too walked away with one thing..

The BELIEF that MONEY IS ONLY AN IDEA. And if it is only idea - then I can CREATE any idea I want to create about money, how to bring it into my life, and how to use it to improve the world.

And yes... it is so much fun to meet different people. Each and every one of us has something to offer. At the first get together, I really did notice that each and every person there had something to teach - - - to give - - - or to inspire with.

The power of the CAP rate from SteveO
The power of expanding your thinking from Russ
The power of living outside the box from Kenric
The power of ambition and drive from Charmed Angel
The power of sharing the process with family from Bob and son
and on and on.

OK guys and gals, here's your chance to tell us what you know.

Think of a fastlane topic that you can talk about for 15 minutes.

Or 5-10 minutes, with the remaining time being Q & A.

Post it as a reply to this thread (not a lot of detail, just a description and what you'd cover).

If you have a few topics that would be of interest, list them-- and the attendees will give you feedback on which would help them the most.

I'd be happy to do a presentation on

-How I select a property using Cap Rates, COCR, and the Value Play sheet SteveO uses (for smaller properties -- mainly 4 to 10 units).

I'll show how I review comps, rental rates, etc. from my area.

-Changes to the Credit Scores

(there were changes implemented by the three credit bureaus) I should need 15 mins, plus 5 for Q&A

I have only been at this for a little over a year but here's my list:

-Analyizing the purchase of a SFH or less than 4 units MFH.

-Management of rental properties.

-Dealing with the local governing body about building codes.

More to come....

Videotaping or audiotaping could be cool. I have a video camera but it is a little dated - mini DV. If nothing else I can bring it

I am pretty ambivalent about the video, it's your camera and your risk if I break it. The audio, on the other hand, I am not so sure. I come off sounding like the biggest hick you have ever heard with my Texas accent.

Ah, my friend. You have not met Gecko. I knew him well, via online conversations on richdad.com. First time he opened his mouth at the Rich Dad get together, I just about sprayed my drink out through my nose.

A slight accent, ya might say. :)

Not to mutate the thread, but...has anyone heard from/about him?
I thought JScott might have been him, but I take it not.

what can a grasshopper teach those who are already in the fastlane? this is a tough one.

i guess i'd like to share my developing system and where i'm looking to go with it. it seems this would be an opportunity to get some opinions on what i'm doing right/wrong and how to improve.

im sure REIpro (and stacey if she comes) will have a field day.

ryan

topics:
preforeclosures and using technology (computers) to help take out manual labor.

i could also touch base on ideas i have for my internet service which is related and constantly evolving.

Cynthia-

That might be very interesting. We'll ask the group and see what they say.

Rawr- you have a wealth of knowledge in an area most of us know very little about-- college students. What their likes/dislikes are, their techno habits, etc.

Talk about what you know (this goes for everyone attending).

You said at one point that you didn't know anyone at school that didn't check their facebook acct at least once a day (I think that was you that said this). Why do you think that is? What websites and other tech things are frequented by your fellow friends and students?

I am by no means an expert on the subject, but I'd love to do some more research, and present the topic of

-Developing a business plan,

if JScott doesn't mind. Or, I could discuss funny fire department stories/calls which would be most entertaining.

I could do a

-Q/A on domain buying for [future] business.

What not to buy, brandable names, domain buying mistakes, domain brainstorming, etc.

Seems there are a lot of questions here about "Is this a good domain?".

MJ,

Not to try and sway you from a topic in which you wish to speak about, but I'm sure many of us,myself included, would like to hear how you made it to the fastlane and how ebusiness owners could as well.

Throwing it out there- does anyone want to talk about scaling businesses? Would that be interesting for anyone? Something like how to go from 5 people to 5000 while managing $$

Russ, I'll think about that and get back to ya.

I just wanted to add that I don't plan on speaking about anything, as I feel it would serve all of us better if I just listened. :)

I hope that my eagerness to just listen isn't interpreted as not contributing- as that's not my intention. I'm just not to a point where I feel I am knowledgable enough to speak about what I am doing.

Is this cool with everyone?
