Steve,

I was going to send you a PM to discuss this, but I thought it might help others who may face a similar valuation situation now or in the future to read our discussion.

You and I have discussed the differences between real estate development and value-play acquisition in detail and you've suggested I take some time and determine which route would get me to my goals faster.

In short, how would I do that?

I've been examining my opportunity at my current spot under a microscope lately, and its not looking as rosy as it did at first glance. I'm interested to hear how you would suggest evaluating the two roads ahead of me.
