  • I am going to meet with some small community banks that are known to invest in the local area
  • My packet will include my resume, pictures of the houses that I have built, and financials
  • Am I missing something? I am admittedly a bit nervous about meeting with them
  • The goal is to develop a capital stack so that I can buy some properties after we go into a recession

Why would you be nervous? These people control certain purse strings but they don't have any money.

Look at them as part of the process that needs to come off your checklist.

Money from a bank will be difficult in recessionary times. The rules they have in front of them make it difficult. Their money will need to be tied at certain leveraged rates.

Perhaps you could focus on lines of credit and private money.

I know you're always spot on @SteveO , the line of credit is an easy lay-up. I can do that while raising private capital.
