Good business for a Newbie

I'm in an investment club with some close friends and we're researching some businesses to possibly purchase as our first businesses with the goal of creating passive income for investing in real estate.

What are good businesses for newbies, so far we're looking at storages and laundromats as possible good cashflow machines. Anyone have any suggestions or comments based on their experience or expertise?

My first advice, quit looking for business ideas and cash-flow opportunities - start looking for unfilled or weakly-met needs.

We definitely had that in mind , in response to filling a need, making things more convenient, we were just thinking that finding an area thats in need of those two specific needs of a storage or laundromat or already has it running well we could take it over. i guess really the challenge is that we arent very experienced in business and don't want something that would overwhelm us either.
