I think it'd be cool if people posted their goals for September so we could see what people are working on/trying to achieve, and also because having people know your goals helps you to stick to your goals, and sometimes pursue them to a point where you may not have if you hadn't told other people of your goals. Especially with this being a relatively small, good group of people it will be good to have people checking up on/motivating others and seeing who ended up where at month's end.

Goals for September:

1. +$50,000

2. Review several investment opportunities(passive), and hopefully choose one, or at least decide i don't want any of the current ones i'm looking at and pursue new opportunities

3. Increase my knowledge a lot about trading(starting at about 0 so shouldn't be hard) i'd like to be more specific since it's easier to achieve that way, but i literally know nothing at this point. i'd like to at least have an idea by month's end about which method/methods of trading i'd like to pursue, if i decide it is something i should pursue.

4. Get guesthouse re-rented at rental property as soon as i get back to arizona next week.(current tenant behind on bills and moving out.) hopefully also going to rent it $50/month higher(we'll see)

Just last night, I laid out the design for my new website. So what's left, by end of September:
1. Get client interface working
2. reposition all imagery layers into GIS-compliant coordiante system
3. The state mailed my LLC paperwork and it got lost, so I get to have fun trying to get them to send that again
4. Got a P.O. Box, so finish the rest of the corporate "stuff"; stationery, bank account, all that good stuff

Sorry if some sounds vague; can't go into too much detail on what exactly my web service does.

I enjoy goal threads. They are very self motivating. To help, I print out my goals and tape them up next to my computer.

Big Goal: Ready to flip my first residential property(as in narrowing down the property)
Steps to achieve my goal:
1. Determine method, by continued research into different systems of flipping properties.
2. I don't feel I even have a 1/100 the knowledge I need, so I will read the following books suggested.
Flipping properties:Robert Dahlstrom, William Bronchick
How to pick up foreclosures: Wade Cook
The Pre-Foreclosure Handbook: Frankie Orlando

Small Goals:
-Every time I come across a real estate term I don't know, I will be writing it down to look up later. I purchased a real estate dictionary to help. I also have wiki search at my disposal.
-Take my foot of the brakes. I am a very cautious learner.

Close a refi I have been working on since the first week of June.

Keep my current units rented. Do a little housekeeping on a couple of them.

Continue to pursue other RE investments. Looking for CF properties, possible foreclosures. I am in contact with my broker at least every other day.

Finish the remodeling on my own personal shop.

Continue to cruise this forum.

How about I do just the past 3 days only-- Items relating to our PLAN that Sharon and I have done:

-Finalize contract for a property we've wanted for over a year (done)
-Meet w/seller, do addenda, have everyone sign (so, now under contract) (done)
-Notify title co we're under contract, open escrow, and drop off check (done)
-Notify mortgage broker w/timeline for loans needed (done)
-Transfer seed capital for downpayment (done)
-Finish a different property (vacation rental), get it finaled by building dept & certified as habitable (done)
-Vacation rental: Measure windows, get window treatments made, install (done)
-Develop overnight pricing for new finished property as a vacation rental (done)
-Equip new property w/amenities for overnight stays (done)
-Have meeting w/staff re booking new property (done)
-Get landscaping done @ new property (done)
-Install fire pit in outdoor patio area for vacation rental (done)
-Advertise and try to get vacation rental booked (done- 1 rm booked last night, 2 tonight, all 3 rooms booked tomorrow-- avg rate: $200-275/night)
-Take our daughter for her 1 year doctor's appt & shots (family=critical part of our PLAN)
-Scout out and buy materials for a different (larger) project- got 20 sconces, 12 special frigs w/glass doors.
-Take time to spend w/family (drove around, shopped, ate out, had fun! More tomorrow!)
-Have building inspector out to B&B to field check new kitchen plans (done)
-Get new live-in innkeeper more settled into her innkeepers quarters @ Inn (done)
-Get 3 cars ready for sale (partly done--detailing them in the next few days)
-Get housekeeping up to speed on new vacation rental (initial work done, onging process)
-Take some time to read and post on this forum (done, ongoing)
-Take care of KT (our 1 yr old daughter). I have the evening shift with her each night, 7pm-8am)
-Get hot/cold bottled water cooler/heater for new vacation rental (done).
-Get new frig for one of the rooms (done).
-Take delivery and install another frig for a different room (done).
-Remove broken washer @ the B&B (critical- we do a lot of laundry @ B&B!!!)(done)
-Research, go out, buy, and have new washer delivered & installed (done)
-Set up time for bldg inspections next week, based on what we're getting done now(done)
-work on '06 tax returns (ongoing), talk to accts re strategies and items they need (done)
-Take photos of finished rooms in new vacation rental (done)
-Develop new web page to illustrate new rooms of vacation rental (design and layout done, photos up, page is live, text will be done tonight)
-Answer emails (done)
-Go into online booking software and add 3 new rooms w/photos and pricing (done)
-Bid in important online auctions for Inn marketing (done, won both)
-Switch over to new email system for B&B (done)
-Switch over to new website for Inn (looks the same, but is SE optimized, and has built-in metrics for tracking folks that look and book, to see where we're getting best results)(done)

There's lots of other stuff (getting keys made for new rental, ordering and getting keychains, etc) Plus all the standard, ongoing B&B operations like Sept schedule and documenting performace evaluations for next week, etc). Most of the items listed above are one-time things that we've worked on to put us closer to achieving our PLAN.

It's hard to see the path when you don't have much to your name, and I have the balls to admit it.. and yeah there are ideas but there is also a lot of doubt and fear in this head, especially when it comes to graduating college this year and what will happen after- it is like I am following MJ's path..

If you want to sit here and talk about porn stars and 3-way action for life goals, you're on the wrong boards.

I tried to make light of that fact, and bring this thread back to where it started: Working at Hard Core Financial Freedom.

You seem to have the hard core part down.

Why don't we start working on the rest?

It's clear from your last post that you really haven't thought about this much at all. Figuring out where you want to be, say, in 5 or 10 years is a critical part of any PLAN.

You presumably have plans on what you're going to be doing with your degree after you graduate.

So NOW is the time to start thinking about financial freedom.

Otherwise, 5 years from now, you find yourself with a useless degree, lots of credit card debt, a cool car, and none of those student loans paid off (this is where I found myself, and where most American college grads wind up b/c they're not taught to think about this stuff).

In other words, you have a college degree, you're making lots of money, AND YOU'RE IN WORSE FINANCIAL SHAPE THAN WHEN YOU WERE IN HIGH SCHOOL!

That sucks.

This site is all about developing an awareness for your financial freedom. It's not about having all the answers-- it's about working out the answers.

Look at what today's fastlane heroes did in their early 20s. When Bill Gates, Michael Dell, or Warren Buffet were asked about their future, did they say:
How do I get financially free right this moment or this month? I don't know. But I will make sure that my revenues > expenses, that I can promise.

No, they didn't.

They had PLANs. Sure, their plans were probably pretty loose. And those plans changed -- a lot-- over time.

But they didn't make excuses about being scared and unprepared.

They DID something, EVERY DAY-- to work towards their goals.

As an adult, you have a lot of freedom. You can play video games and drink beer all day, even after you graduate. Or you can work at getting financially free, TODAY, and stop with the fear and the excuses.

We all have fear, esp when we were just starting.

We ALL made excuses, b/c it's easier to do that and have another beer or toke than to actually get off your @$$ and do something you're scared to death of.

How do I get financially free right this moment or this month? I don't know.

Financial Freedom isn't a quick solution.

It's a journey that begins with one bold, scary step: Taking responsibility for your future, and TAKING ACTION.

So let's try this again:

What are you going to do in Sept (this month) to further your goal to be finanically free?

I'm not looking for grand plans here. Just a few small steps.

Maybe working on overcoming FEAR as an obstacle? Or figuring out what kind of lifestyle you'd like in retirement?

Anything. Take 30 minutes--uninterrupted, without distractions (like music)-- to imagine your life as a wealthy, retired person at 30. Or even 40. Close your eyes. See yourself at 30. What are you doing? How much did you have to sock away to make that lifestyle possible?

How did you get there-- what were the first steps you took?

Hmmm... in September I plan to:

1. Get my website working more productively (again...).
2. Continue going to class... maybe even learn something.
3. Continue learning about Real Estate investing
4. Possibly put some money back into my Scottrade account and invest in stocks again. If not September, likely before the end of the year.

That sounds about right :)

Well, my plans actually pretty similar to Nerd's!

1. Get started on the right foot in school (to please my dad...I really couldn't care less.)
2. Pitch well in my fall baseball games. Work on getting better and staying healthy.
3. Continue learning about real estate and business by staying up to date on the forums here, reading any useful information I can find, and talking to [knowledgable] people.
4. Come up with a long-term plan (with several different options in them) to post on the forums here for you all to critique!

I'll add anything that I can think of.

5. Attend "how to run a business from home" seminar. (We try to attend one seminar each month also.)
6. Register for next seminar for October.

Not a complete list of what will actually occur, however, it is a place to start and begin building good habits.

5 t-shirt designs. Learn how to transfer image - shirt and where to get production done. Get a clue for costs.

Transfer funds and cover the cards, drop the rest into portfolio to hit 5k, leave the rest in account to have cash to cover daily expenses.

Buy a new car with spinning rims. Just kidding.

Look at the list on INC5000 companies in MN again and call up some of the more interesting ones about job opportunities next year.

Talk to the advisor/teachers with connections about what they can offer me after graduation. Actually apply for graduation.

Aim for 20k profit by next May to cover loans.

Test the market for adult models around my university. Assess what we have to work with here in terms of talent.

Gain 5lbs of muscle.

My goals for September:

*Re-stock my e-bay store, take it back up to at least 500 items by end the of the month
*Keep reading and working on my understanding of stock options, technical analysis and fundamental analysis.
*Increase my number of work-out days from 3 to 4 days a week.
*Stay on top of the school and make sure my son's IEP is being followed
*Attend a Seminar in Florida on stock options and have fun while there too!
*Continue to bug my better half about his RE deals :)
*Start prowling the SAHM forums etc. for "Hot toys" discussions, start the potential hot toy list, refine it by months end and be ready to put stuff on layaway by next month for Xmas sales.
*Find one new thing a week I have never done, try it.

Wow! I book I've actually read! I thought it was very good. I was, and still am, just a n00b, but that really opened my eyes to the REI world. My next books on the to-read list are Vollucci's and Berges' books about apartment buildings. Of course, I still have my summer reading to do and school starts tomorrow! :iamwithstupid:

OK Russ you are awesome at this. Maybe you will motivate me to run faster, jump higher & go further…….
  1. List Property with FSBO flate rate MLS as we have not have success selling without MLS. (sent in paperwork for this today.) Need to set this up with sign/showing company etc.
  2. Close on corner lot (this is the last lot in this development which means we need to start looking for another piece) closing is set for Friday.
  3. Meet with tax accountant for finale on 2006 taxes that our extension is about to run out on.
  4. Make arrangement for our trip to SoCal in Oct. that we are going to write off due to a national PHCC convention. J
  5. Research at least 10 properties so we can find one for the next project.
  6. Looking for a local note management source as we are carrying to much paper for me to keep track of anymore, I want a company to collect & run the escrow accounts for me & so far I have only found out of state companies, would rather deal with a local company.
  7. Review research my assistant prepared for new merchant account for plumbing company so I can pick finale choice.
  8. Locate source for portable cabins this is research for a new development project down at the coast properties.
Ok so I don’t have that many specific goals past my regular bill paying & meeting with current employees. I’ll think about it, maybe I need a weekly list instead since I am so attention challenged lately. :smxA:

  • Teach my kids
  • Close on land for next self storage
  • Begin construction on Phase I (and all the tasks associated with that... obtaining bids, calling contractors for scheduling, lining up draw docs, opening accounts, obtaining permits, yada, yada :bgh:)
  • Continue construction on a different facility
  • Book tickets and rooms for a conference occuring in Denver next month
  • Meet with realtor about above mentioned conference
  • Update amortization tables for the people paying on their notes to me
  • Finish up on some tax stuff.... fun fun
  • Clean up my desk... the paper piles are getting CRAZY
  • And.... now that things are slowing down (toward the end of the month), get serious about my new biz idea.

I am in Texas so CA would not be local for me but thanks for the thought. My regular banks actually have note management for collection but do not maintain an escrow account and this is a must . Some of the notes we carry back have substantial property tax. I don't want a mess on my hands when they don't keep up with the property tax.

Hey Russ I very much appreciate your response. It's been a crazy week so I finally get around to doing this in more detail.

The 33 strategies of war is a book similar 48 laws of power. The strategies gathered from them will allow to negotiate better and read other people better. It will also allow me to make level headed decisions in tough spots.


Shirts I actually revised the plan. Me and a friend are designing a shirt to sell for the upcoming homecoming at my college. (3-4 weeks away). We figure we can turn little profit if we find a way to sell them (not sure if school will have a problem with me selling out of my room). The other designs actually I am thinking more like 1-2 more and I will wear them around campus and judge the reaction. Then produce more or/and go online see I can sell them there.

Weightlifting - yes. I've done 140-180lbs in my life so I can do this as well, as long as I eat eat eat.

Lastly, I am very pleased to announce that today my portfolio had reached $5,000. In the other thread I've posted that 5 months ago I had 500 to my name with 500 in credit card debt. Let me make this clear - I haven't had more than $2000 to my name in more than 6 years..since probably high school when parents covered most of my expenses. Now I have 5000.. that is 25% of my student loan debt!! (not that I am going to pay that off with this money). So I am quite proud of myself - this goal is reached.

Russ, feel free to kick my a$$ once in awhile, I am a young 22 year old with a lot of excuses and castles in the sky. Concentrating on the small things that need to be done NOW and procrastination had been my pains for a while.

September is a lazy month.

I'm back at a contract gig,
helping with the start up of an entertainment venue
(i.e. club/recording studio/retail store)
which is a new industry for me (and fodder for a new book).
I'm doing a lot of research and a lot of learning.

I'm hoping the hook ups with promoters will help me with novel sales.

I need to finish off edits for novel 3.
Sending it to the editorial service by October 1st
(was supposed to be September 1st
but I thought of a last minute plot change I'd like to include).

Doing the paper investing same ol' same ol'.

Need to get off my butt and contact my realtor to find out what needs to be upgrade on a condo my wife and I rent out.
Identify where to purchase property next, San Antonio or Philly.
Continue to encourage my wife on the Arbonne business.
Read the Intelligent Investor. Big book so I may not get all of done this month.:bgh:
Continue to work my days JOB.

Mine are:
Close a refi I have been working on since the first week of June.

Keep my current units rented. Do a little housekeeping on a couple of them.

Continue to pursue other RE investments. Looking for CF properties, possible foreclosures. I am in contact with my broker at least every other day.

Finish the remodeling on my own personal shop.

Continue to cruise this forum.

Ok I closed my refi, FINALLY!
Will close on my quad purchase Friday.(forclosure)
Will finish caulking the exterior of my shop this week. Then on to paint.
Getting ready to work on October's goals.:cheers:
