It started when a friend of mine asked me how to financially analyze large residential properties. Instead of recommending a book or explaining over the phone, I told him I'd send him an email.

The email turned into a couple pages, which then turned into a 15-page tutorial... :)

A big thank you for the analytical skills you bring to the forum. Granted you need the passion and the drive and the caring - all that stuff we talk about in other threads. But you also need solid foundational skills. Your tools are just what is needed and so sorely lacking in many ventures that fail.

Yes, it's actually very similar to what you'll find in a lot of REI books...though I've found that many of the books will drag out the information over 150 pages (of course, it's the only way they'll sell books)...

Thought it would be worthwhile to consolidate into a shorter primer for those looking for the basics...

I do highly recommend Berges' book(s) for anyone who wants to dig (much) deeper.

Starting to change direction on my investing. After looking through old posts this well written article couldn't have been read at a better time. This was a clear and concise article that'll help before I get onto the heavier readings with Berges' and Vollucci's books. ++

Thank you for the post on analyzing commercial real estate. I have read a few books on the subject and sometimes too much info can be overwhelming to someone that is starting out. This was direct and to the point. I have yet to do a deal in the commercial arena but will be glad to work my way up from sfh investments and it is posts like these that make it more tangible to me.
