My partner and I are working towards starting a drive thru beverage business similar to a coffee drive thru. The building will be an 8x20 ft shipping container on a pad site. We are looking at a few locations around town but don’t have any idea how these leases are generally structured. Are they a flat fee, flat fee plus % sales, triple net, etc?

Just looking for any insight we can get before calling the land owners. Hopefully someone with experience in small pad sites can chime in. Thanks.
