    Post Fastlane Real Estate Wisdom?

    I recognize that the way I have been running my real estate investing business is not the fastlane way... I wont consider myself a sidewalk since I have systems in my business and have employees doing most of the day to day work, but how can I make this business go to the FASTLANE LEVEL?
    I think I need to change my business plan!
    Please help! Any fastlane wisdom is appreciated!

    I have been purchasing single & multifamily homes for the past year, I have been doing good but its a struggle to get the good deals (bottleneck) and when I dont find them, having my team bussy has been a problem.... This business is all about the deal! So if I'm having problems in this area, something is not right!

    I have a great team but I dont want to be doing outside jobs just to keep them bussy... contractor? NEVER! We hire some subs but I have great team leaders who take care of every detail of the rehab.

    This exact debate happened several years ago and lead to one of our most active members leaving.

    I am assuming you are a fix and flipper. You may even be a wholesaler, not sure.

    I am a buy and hold REI. Fastlane growth is exponential growth. You have the background to know where the limitations of exponential growth lie in REI.

    1) Getting fresh product requires manpower and feet on the ground

    2) Getting a buyers list or a buyer for your SFH requires networking and marketing

    3) Dealing with contractors and employees is sometimes a hassle

    You have to figure out how to get properties without your involvement. You have to have buyers fighting to get your properties. You have to have a trusted manager to handle all of the people challenges.

    Even with that you don't get exponential growth. All of that work just maintains the status quo.

    What about a Real Estate product that teaches people how to find deals and flip homes? Perhaps a website?

    I'm not sure how much you could charge, but it is a product that can scale.

    But..if you don't believe in it...don't bother.

    I like your idea, but must find the specific target... I find education is huge in the internet!

    There is plenty of online training available about how to find great deals, sell or rent quickly, and be more successful. Some of it is free. Some of it is low cost. And some is quite expensive. It's been my experience that just because it costs more does NOT mean it is better quality.

    What you need to look for are trainers who have been in the business at least 15 years (experienced a variety of market conditions) and who are STILL in the game. That's a little harder to find these days as many RE investors got out of RE and only focus on internet marketing.

    I have some great free info on my blog which will help you get started.
