    Default How do I get to the Next Level?

    Hello,

    I have been stuck in this situation and can not find out how to get to the next level. I own a LLC that has been in business over 2 years. I have several cc. in my LLC's name. Bank of America, AE, Discover, and a couple more. My business is realestate. I own 6 single family properties which I rent. I also own my primary residence. We built our house last year and did a 80/20 loan. In all my properties I have about 200,000 of equity. I have about 50,000 liquid. I want to purchase in upstate NY, Properties under 50,000, so cash would be the way to go. Our debt to income is high. How do you tie the equity in one property to buy another? I am up to the limit with equity lines on investment properties. So...What do I do. I owe 1.1 million, and property is worth 1.3 million. How do I get more money to buy more properties? Someone on this board once suggested land trust to me, but I have researched and do not understand. Please someone help me get to the next level.

    Start with the END IN MIND.... What is the ULTIMATE PATH you are taking in REI? Many people in REI find that 'the next level' means get out of SFR.

    Many people start with SFR, but soon find that there are much greater benefits in moving to larger projects. SFR, by default, has certain limitation. There is only so far you can take it. So.... consider switching to:

    • Commercial NNN etc.
    • Apartment Buildings
    • Self Storage Facilities


    You can combine - and therefore reduce - your expense. Economies of scale.

    If that is something that is of interest to you - look into exchanging.

    My question...........well one of them is do your current properties cash flow? Seems like the LTV (equity left) is high(low) which would point to low cash flow? Am I close?
    Did you actually build your own home, or was it built for you by a GC? If you're capable of building (assuming the answer to last question) why not build rentals instead of buying? Building puts your LTV possibly much lower than buying or at least if you could keep costs down, pull out cash at refi. If thats not a valid way to go, why not step up to higher value/quality properties with greater cash flow?

    Yes, you are right. Not good cash flow. I have pulled money out on 2 of the properties to buy other properties, fix properties, cover unpaid rent ect...The properties that I am looking into have great cashflow. These properties probally will not appreciate. But I need more cashflow properties.

    Another clarification: do you own the properties? Or your LLC?

    My husband and I own 6 of the properties. Our LLC owns one.

    In this environment, it might be tough - but....

    refi - 3 into your name, and three into his.

    Now - - you have freed up some of each of your credit.

    I honestly don't know how this would work - - - doing it as a refi - - - but this is what hubby and I do from the beginning.

    He provides guarantee for all the properties one year
    I provide the guarantee for all the properties the next year...

    We don't hit the banker's threashold for number of properties as quickly.
